Roof surveys across RM18: what to expect
Our roof surveys cover RM18 and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or use the contact form. We survey lead flashings, clay and concrete tiles and ridges, hips and valleys, and people most often book us about crumbling chimney pointing or cracked flaunching and cracked or blistered flat roof coverings.
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at most homes, or half a day or so for a commercial building. If you have questions on the day, just ask.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
What you will pay

Landmarks near Tilbury
In Tilbury, that means homes and buildings near St Mary's Catholic Primary School, The Gateway Academy and Northfleet Urban Country Park, among other places. The nearest railway station is Tilbury Town station, about 0.5 miles west. Other landmarks nearby include Stone Castle (4 miles west) and Gravesham Community Hospital (1.4 miles south). The countryside around Tilbury includes Sawyers Lake and Chafford Gorges Nature Park.
Roofs, chimneys and gutters across RM18
Owners across RM18, from Grays, Tilbury and East Tilbury to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, RM18 included. We survey on any day of the week. Parts of RM18 are on or near the coast, where roofs face more wind and more salt in the air than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.
Tilbury: Landlords with a home close to Tilbury Town station may find that the gap between tenancies is a good time to have the roof looked at. If you look after a building like The Gateway Academy, a written record of a large roof helps plan work for the holidays rather than in term time.
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
How we price roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- Extensions, dormers and garages with roofs of their own
- How tall the building is and how easy the roof is to see
- How complicated the roof is, with its valleys, chimneys and parapets
- Commercial roofs and larger buildings
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
Helping us price your survey
If you can, have these to hand when you contact us:
- The style of property, from a terrace to a block
- How the loft is reached, if there is one
- Your postcode, so we can check access and travel
- Dates you are working to, like exchange
Once you know what you need, call 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date.
Leave it or get it looked at?
If you are planning to sell, a roof survey can help you prepare. You will know what a buyer’s survey might pick up, or at least know what to expect.
Questions to ask before booking
- Will the report include photos?
- How soon the report will arrive
- How much experience they have with roofs like yours
- Which limits apply to the survey
Different roofs, different checks
Chimney stacks
We check the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Widespread slipping typically points to corroded nails, which we describe in the report.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
RM18 questions
What does a roof survey include?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.
Do you look in the roof space?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Do you work in RM18?
Yes. We survey roofs in RM18 and the rest of Thurrock. For a price, phone 07833 053749 or email us.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Let us know about it when you book and we will plan the survey around it.
