Roof surveys across ME3: what to expect
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Each report is emailed to you. Common reasons to book are slates or tiles that have slipped or broken and lifted, split or missing lead flashings, across ridges, hips and valleys, clay and concrete tiles and natural slate.
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You tell us about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
How our prices work
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Not sure which survey you need? The easiest way is to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
What’s near Hoo St Werburgh
We work in homes and buildings around Church of St Werburgh, Hoo St Werburgh Primary School and Marlborough Centre and The Chequer's Public House and the streets around them. Hoo St Werburgh’s nearest station is Gillingham (Kent) station, about 2.7 miles south. Nearby you will also find Upnor Castle (1.9 miles south-west) and Huguenot Museum (3.5 miles south-west). Not far away are Bishop Saltings and Gad's Hill.
Roofs, chimneys and gutters across ME3
Owners across ME3, from Rochester, Strood and Hoo St Werburgh to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
Our area covers London and South East England, including ME3. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates. ME3 includes coastal places, where roofs take more wind and salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Hoo St Werburgh: For an older house near a landmark like Church of St Werburgh, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Gillingham (Kent) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Common roof problems in ME3
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead is not unusual either, as thieves target it.
Problems we come across often include:
- Debris building up in roof valleys
- Leaning or weathered chimney stacks
- Gaps in the roof where coverings have gone
- Lifted, split or missing lead flashings
Landlords, agents and block managers in ME3
Landlords, agents and building managers in ME3 and across Medway can book any of our surveys. To discuss a property or a block, phone 07833 053749 or drop us an email.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Leave it or get it looked at?
It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm.
Before you book any surveyor
- Whether the inside of the roof is included
- Whether any drone flown is registered with the CAA
- What insurance they carry
- What’s outside the scope of the survey
Roof by roof
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.
Flat roof coverings
Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.
What affects the price in ME3
To price your survey, we check:
- How complicated the roof is, with its valleys, chimneys and parapets
- If the survey needs thermal imaging or a drone
- Whether it is a home or a commercial building
- Extra roofs, like extensions, dormers or garages
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
What we need to know
There is no need for technical words. Just tell us:
- Where any leaks, stains or damp patches show inside
- The style of property, from a terrace to a block
- Your postcode, so we can check access and travel
- Photos of the roof, taken safely from ground level or a window
Once you know what you need, phone 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.
FAQs for ME3
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
What do you check on a roof survey?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Will you check the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.
