Roof survey in Cliffe
There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run seven days a week, so it is easy to find a day that suits. We’re often asked to look into flashings that have come away from the wall and standing water on a flat roof, on the roof space, lead flashings and flat roofs.
In a small place like Cliffe, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Your questions about roof surveys in Cliffe
Do you survey roofs for landlords with property near Higham station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need.
Do roofs near the sea, like those around Cliffe, take more of a battering?
It can do. Cliffe is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
What’s covered in a roof inspection?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Is this a RICS survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What we do, step by step
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere like Cliffe needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit
- Point out any leaks or damp patches
- If it is not your property yet, arrange access through the agent
- Unlock side gates and any roof access doors

Advice
What we can’t see
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- A full building survey of the property
- Defects hidden under coverings or inside walls without opening up
- A promise that the roof will not leak in future
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we look for on each type of roof
Clay plain and peg tiles
Older homes in the Weald and across the South East frequently have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.
Chimney stacks
Damp on a chimney breast inside frequently starts with the stack outside. We check the flashings and mortar for the cause.

Local roofs in Cliffe
Cliffe is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For site and facilities teams at buildings like St Helen's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Helen, its chimney, valleys and lead work are likely to be the parts that need attention first. Temple Manor lies about 4.9 miles south, so building around Cliffe goes back a long way. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.

Tips that help
There’s plenty you can do without going near the roof. What helps most:
- Have details of recent roof work to hand
- Watch for slipped slates after bad weather
- Mention any damp patches as you book
- Mention any flat roofs as well as the main roof
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English, with recommendations.
Every so often, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
What happens if roof problems are left?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. Around Cliffe, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

For landlords and managing agents
Letting agents can arrange access with tenants. Surveys run on any day of the week, which helps when tenants work during the week.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
