- Access details, such as a loft hatch or a shared roof
- The address and postcode of the property
- Why you want a survey: buying, a leak, a storm or new work

About our roof survey in Lower Higham
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’ve noticed flashings that have come away from the wall and gaps in the roof where coverings have gone, we can find out what’s behind it.
Some older homes in villages like Lower Higham are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

When you need someone else
To be straight with you, there are limits to any roof survey:
- An exact number of years the roof has left
- Defects hidden under coverings or inside walls without opening up
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

Roof surveys around Lower Higham
Lower Higham is within about 3 miles of the coast, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. The wider area around Lower Higham has a long history of building, with Temple Manor about 3 miles south. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
For landlords with property near Higham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church like St Mary's Church are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Lower Higham is about 3 miles north-west of Rochester, in Medway. We cover Lower Higham and the rest of Medway, as part of our work across London and South East England. Our Medway coverage includes Lower Higham and the places around it. We also survey roofs in Maidstone.

Around Lower Higham

When to book a survey in Lower Higham
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.
Look out for signs like these:
- Loose chimney pots
- Gaps in the roof where coverings have gone
- Cracked mortar along the ridge
- Condensation or damp timbers in the loft
Living close to Broomhill Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
Questions to ask before you book

Lower Higham questions
Do you cover smaller places like Lower Higham?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is my home in Lower Higham listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you go up on the roof?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
What does a roof survey include?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will explain what’s needed.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Leave it or get it looked at?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. Outbuildings and barns around Lower Higham are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
Why us?

What we look for on each type of roof
Natural slate
Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is frequently nail fatigue, which we describe in the report.
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.
How it works
We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Older roofs in small places like Lower Higham can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- Jot down any questions you want answered
- Gather any invoices or paperwork from past roof work
