Thermal roof surveys in Lower Higham

About our thermal roof survey in Lower Higham

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there’s safe access. We survey ceilings below the roof, insulated roof spaces and flat roofs, and people most often book us about damp where roofs meet walls and chimneys and cold areas below the roof.

Villages like Lower Higham frequently stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

Common questions in Lower Higham

Do you cover Lower Higham?

Yes. We survey roofs across London and the South East, and Lower Higham is part of that. Just call 07833 053749 or send us an email and let us know about the property.

Is Lower Higham within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Which survey includes thermal imaging?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What we look for on each type of roof

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. Moisture readings are used to check them.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

Flying and imaging in Lower Higham

The coast is about 3 miles or less from Lower Higham, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. About 3 miles south lies Temple Manor, a reminder of how long the area around Lower Higham has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For an older house near a landmark like St Mary's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image. For site and facilities teams at buildings such as Higham Primary School, a view from above covers a wide roof far faster than walking it.

Lower Higham is about 3 miles north-west of Rochester, in Medway. Whether the building in Lower Higham is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our area takes in places right across Medway, from the larger towns to small villages. Maidstone is in our area too.

Surveys in ME3 are booked the same way as anywhere else. You’ll find streets such as Canal Road, Chalk Road and Chequers Street, and we cover them all. Rented homes, blocks and businesses

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

Landlords, agents and building managers in Lower Higham and across Medway can book any of our surveys. To discuss a property or a block, phone 07833 053749 or send us an email.

Why act early in Lower Higham

Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. Older cottages and farmhouses around Lower Higham can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Read how roof surveys are priced and two real surveys.

What a survey costs

All our prices include VAT. The things that change the price are:

  • The shape of the roof and its details
  • Basic, Standard or Premium
  • Roof area
  • Height and safe access

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.

What to tell us when you get in touch

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is
  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date

Getting a price is simple: just call 07833 053749 or use the contact form, let us know about the property and we will point you to the right survey. The price is agreed up front.

When you need someone else

It is a careful look at the roof, not the whole story. The main limits are:

  • Readings unaffected by sun, shade or reflections
  • Confirming water without moisture readings
  • Whether the deck or roof structure is strong enough

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Commercial roofs
  • Flat roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Pitched roof slopes
  • Loft conversions

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Lower Higham can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Unlock side gates and any roof access doors
  • Check the loft hatch can be reached
  • Agree roof access with the managing agent if it’s shared
