Thermal roof survey in Gillingham: what you get
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. Typical surveys look at areas of a flat roof that may hold water and damp patches with no obvious cause, across pitched roof slopes, loft conversions and ceilings below the roof.
Taller buildings, steep roofs and large commercial roofs are common in places the size of Gillingham, and they’re hard to see well from the street. A drone gives close-up photos, while thermal imaging can show patterns that point to trapped moisture or missing insulation. The right tool depends on the roof and what you need to know. The weather decides the day for both.
What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Thermal roof surveys in Gillingham: local notes
Gillingham is within about 2 miles of the coast, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. About 3.3 miles west lies Restoration House, a reminder of how long the area around Gillingham has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings like Featherby Junior School, a drone or thermal camera can show a large roof in a single visit. Shop and office owners around Pentagon Shopping Centre may find that big, flat commercial roofs are where close-up aerial shots and thermal images help most.

What affects the cost of thermal roof surveys
Not every roof costs the same to survey, for these reasons:
- The height of the building and how the roof can be seen safely
- Features like valleys, chimneys, dormers and parapets
- The type of building, from a house to a block or an office
- The size of the roof
Prices quoted always include VAT, and the written report is part of the package. Prices start from £400, including VAT. Size, height and access decide where your roof falls.
Getting in touch
To price your survey accurately, we’ll ask about:
- What kind of property and roof it is
- What’s prompted the survey
- Photos of the roof, taken safely from ground level or a window
- The property’s address and postcode
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form.
Landlord and commercial surveys in Gillingham
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photos, useful for planning maintenance.
What we are asked to look at in Gillingham
Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. Thermal images and moisture readings together can show the likely extent.
A survey makes sense if you’ve noticed:
- Areas losing heat at the eaves and junctions
- Cold areas below the roof
- Leaks that are hard to trace
- Moisture around outlets and upstands
For an older house near a landmark such as Holy Trinity Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
What to check before booking
- Which viewpoints they use to see the roof
- Whether you get a written report with photos
- When you’ll get the report
- Whether VAT is in the quoted price
Questions from Gillingham
Is there anything to prepare before you come to Gillingham?
Very little. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.
Do you carry out roof surveys in Gillingham?
Yes. We cover the whole of London and South East England, and Gillingham is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.
What happens after the survey?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Which survey includes thermal imaging?
It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
What’s in the survey report?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.
What conditions are best for thermal imaging?
The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we talk through the forecast as you book.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
What we can’t see
A survey is a close look at the roof, but it can’t do everything. Its limits include:
- A formal energy assessment
- Structural calculations, which need a structural engineer
- Reliable images in rain, strong wind or on a wet roof surface
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. What a survey covers and does not.
Roof types and parts we check
- Pitched roof slopes
- Insulated roof spaces
- Commercial roofs
- Loft conversions
- Flat roofs
- Ceilings below the roof
The survey, step by step
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a property in Gillingham, it helps to know where we can park. On the day, we look at the roof from the ground, from windows and vantage points, from the loft where there is safe access and from the roof where it is safe.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
How to prepare
- Make a note of anything you’d like us to look at
- Point out any leaks or damp patches
- Leave side gates unlocked

Advice
What else we do in Gillingham
Checking the roof from ground level
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.
