Capstone Thermal Roof Survey
Thermal roof surveys in Capstone and the rest of Medway. Surveys run seven days a week.
- Cold spots on ceilings under the roof
- Patches of heat loss across the roof
- Damp that repairs haven’t cured
What a survey costs
Prices always include VAT. What changes the price is:
- Basic, Standard or Premium
- The size of the roof
- The number of roofs, including extensions and garages
- Chimneys, valleys, parapets and other details
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.
What we need to know
There’s no need for technical words. Just let us know:
- What made you get in touch
- Any stains, drips or damp patches you’ve seen indoors
- Anything about access we should know
- Where the property is, with the postcode
If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or email us.
Thermal roof surveys for homes and businesses in Capstone
Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey commercial roofs, ceilings below the roof and insulated roof spaces, and the problems we’re asked to look at most are areas losing heat at the eaves and junctions and cold areas below the roof.
Some older homes in villages like Capstone are listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

What you can safely check yourself
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
What we do, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours for a house; commercial roofs usually need 3–4 hours. Somewhere as small as Capstone, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Mention any parking restrictions on your street
- Jot down any questions you want answered

Flying and imaging in Capstone
The coast is about 3 miles or less from Capstone, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Capstone is about 3 miles from Rochester Airport. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first.
If your house is among the older ones in the streets near All Saints Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps. Anyone responsible for a site like Hempstead Infant School will know that thermal images can show where wet insulation sits under a big flat roof. If you look after a shop, office or commercial unit, for example near Pentagon Shopping Centre, big, flat commercial roofs are where aerial photos and thermal images help most.
Capstone is about 1 mile south-west of Gillingham, in Medway. In Capstone, as across Medway, every roof gets the same careful survey. Our area takes in places right across Medway, from the larger towns to small villages. Our Maidstone page covers surveys nearby.
We work across ME7 for thermal roof surveys. Neighbouring places we cover for thermal roof surveys include Darland (1 mile north), Hale (1 mile north-west), Hempstead (1 mile south-east), Gillingham (1 mile north-east) and Chatham (1 mile west). Further out, we also cover Rochester (4 miles north-west), Strood (4 miles north-west), Hoo St Werburgh (5 miles north), Rochester Riverside (3 miles north-west), Peters Village (4 miles west) and Brompton (3 miles north-west).
Landmarks near Capstone

Other landmarks nearby include Medway Maritime Hospital (1.7 miles north-west) and Pentagon Shopping Centre (2.3 miles north-west). The countryside around Capstone includes Burham Down and Blue Bell Hill.
Roof by roof
Felt and asphalt flat roofs
Water under felt or asphalt can stay hidden for years. The camera can give clues to where it’s sitting, given suitable conditions on the day.
Loft insulation
Insulation frequently gets moved during work in the loft. Thermal images can show where it has been pushed aside.
What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- An energy rating for the building
- Confirming water without moisture readings
- What’s inside walls or under coverings, without opening up
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.
Roof types and parts we check
- Pitched roof slopes
- Ceilings below the roof
- Loft conversions
- Insulated roof spaces
- Flat roofs
- Commercial roofs
Capstone: your questions answered
Is drone flying allowed in Capstone?
That depends on where the roof is and on the weather. Rochester Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather.
Is my home in Capstone listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you test for asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Will you go up on the roof?
Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Will the survey show heat loss through my roof?
The camera can point to heat loss and gaps in insulation. We don’t give energy ratings or heat loss calculations, but the images show where improvements may help.
Will thermal imaging find my leak?
It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings, as the camera alone can’t prove a leak.
What happens after the survey?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run seven days a week, which helps when tenants work during the week.
