Gutter surveys for Capstone homes and businesses

What we’re asked to look at in Capstone

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

We are often asked to look at:

  • Choked outlets or hopper heads
  • Leaking or loose downpipes
  • Soffits marked by water
  • Brackets that have dropped or snapped

If your house is among the older ones in the streets near All Saints Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a good roof survey covers

How a gutter survey works in Capstone

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. It is an easy job to put off but it rarely improves. If you’ve noticed leaves and moss blocking gutters and fascia boards damaged by overflowing water, we can find out what’s behind it, whatever the roof.

In a small place like Capstone, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a gutter survey does not cover

It helps to know what a survey won’t do before booking:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Blockages deep inside downpipes
  • Underground drains, which need a CCTV drain survey

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Valley gutters
  • Downpipes
  • Outlets and hoppers
  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters

Why get it checked now?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below usually during the worst downpours. It’s worth having these gutters looked at before the wetter months. For older village homes like those around Capstone, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before booking.

What affects the price in Capstone

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What to tell us when you get in touch

Getting the details right at the start saves time. Please include:

  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • The reason for the survey, like buying, a leak or storm damage

To book a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Capstone questions

Do roofs near the sea, like those around Capstone, take more of a battering?

Often, yes. Within about 3 miles of the sea, as Capstone is, metal fixings wear faster and gales find any loose ridge or slate.

I let a flat near Gillingham (Kent) station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

How quickly is the report sent?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Practical tips

Here are a few things we’d tell any owner:

  • Include valley, parapet and box gutters when clearing
  • Watch for green marks down the brickwork
  • Leave gutter checks at height to someone equipped for it
  • Check that downpipes are firmly fixed to the wall

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Rural addresses near Capstone can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A report with photos and recommendations follows.

How to prepare

  • Dig out any old roof reports or invoices
  • Leave side gates unlocked
  • Leave a clear route to the loft

Roofs, chimneys and gutters in Capstone

Capstone lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Historic houses like Restoration House, about 3.1 miles north-west, show how far back building in the area around Capstone goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you let a flat or house near Gillingham (Kent) station, the gap between tenancies is a good time to have the roof looked at. If you look after a shop, office or commercial unit, for instance near Pentagon Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Capstone is about 1 mile south-west of Gillingham, in Medway. We visit Capstone as part of our work across Medway, for homes and businesses alike. Our area takes in places right across Medway, from the larger towns to small villages. For surveys nearby, see our Maidstone page.
