How a gutter survey works in Medway

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Common reasons to book are water spilling over the gutter edge and brackets that have dropped or snapped, on outlets and hoppers, downpipes and parapet and box gutters.

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, most surveys take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Gillingham’s nearest station is Gillingham (Kent) station, about 1.5 miles north-west. Roofs, chimneys and gutters across Medway

Across Medway, we survey roofs for owners, landlords and agents, in Gillingham, Chatham and Rochester and well beyond. Every report comes with photos and written recommendations.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Medway is part of that mix. Some of Medway sits close to the sea, so wind can decide whether a drone flies or a roof can be reached safely. A windy forecast can mean a change of date.

Gillingham: For landlords with property near Gillingham (Kent) station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Featherby Junior School: large buildings have long gutter runs and big roofs that need checking like any other.

How the survey changes by roof type

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Missing lead is something we check for too.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

What happens if roof problems are left?

A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong.

Questions to ask before booking

  • Whether the roof space is looked at, where there is one
  • What the survey won’t cover
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their drone registration, if they fly one

Landlord and commercial surveys in Medway

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The inside of buried drains
  • Damage hidden inside walls or behind boards
  • The inside of a downpipe along its whole length

Medway: your questions answered

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

What happens after the survey?

You will get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Do you survey underground drains?

No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

How long will you be on site?

It normally takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. We’ll give you an idea when booking.
