Grange Gutter Survey
Wondering about the gutter at a property in Grange? We carry out gutter surveys in Grange and across Medway, with plain-English findings.
- Joints that drip after rain
- Water backing up from a hidden gutter
- Soffits marked by water
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
About our gutter survey in Grange
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey valley gutters, eaves gutters and outlets and hoppers, and people most frequently book us about fascia boards damaged by overflowing water and gutters overflowing in heavy rain.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Grange can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We check hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- A written report with photographs and recommendations follows.
Getting ready for the survey
- If it isn’t your property yet, arrange access through the agent
- Have keys ready for side gates, garages or roof access doors
- Check the loft hatch can be reached

Grange: your questions answered
Do roofs near the sea, like those around Grange, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
How do I find out if my home in Grange is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
How long will you be on site?
A visit typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. We’ll give you an idea when you book.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
When is the best time for a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Gutter surveys in Grange: local notes
Grange lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Homes near green spaces such as Riverside Country Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you look after a building like Woodlands Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you run a business near Pentagon Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

How the survey changes by roof type
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets where it’s safe to see them. Missing lead is something we check for too.

Why get it checked now?
A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a place like Grange, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
