Roof leak investigations for Grange homes and businesses

Roof leak investigation in Grange

Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. We survey the roof space, flat roof details and slate and tile slopes, and the problems we are asked to look at most are damp on a chimney breast and wet patches high on an inside wall.

For a small place like Grange, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common roof problems in Grange

When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, while some very old roofs have nothing under the coverings. On slate roofs, slipping is often caused by corroded nails.

Here are some of the things we see frequently:

  • Water coming in around a roof light or dormer
  • Drips in the loft during heavy rain
  • Staining around the chimney inside
  • Leaks that appear only in driving rain

With Restoration House about 3.3 miles west, the area around Grange has a long history. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times.

What a good roof survey covers

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • What’s under the covering or behind the plaster
  • Plumbing leaks that look like roof leaks
  • The repair itself (the investigation finds and reports the cause)

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

What this survey covers

  • Valleys and parapet gutters
  • Lead flashings
  • Flat roof details
  • The roof space
  • Slate and tile slopes
  • Rooflights and dormers
  • Chimney stacks

The survey, step by step

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. If you have questions on the day, just ask. Older roofs in small places like Grange can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Keep pets in another room
  • If it is not your property yet, arrange access through the agent

Advice

Grange roofs and the weather

The coast is about 1 mile or less from Grange, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from.

If you live near a park like Riverside Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you let a flat or house near Gillingham (Kent) station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Grange is about 1 mile north of Gillingham, in Medway. If you’re in Grange, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Our Medway coverage includes Grange. Our Maidstone page covers surveys nearby.

We work across ME7 and ME8 for roof leak investigations and the streets around it. We offer roof leak investigations to properties on Grange Road, Lower Featherby Road and Odo Rise and the roads around them. We also cover the places around Grange: Lower Twydall (1 mile south-east), Twydall (1 mile south), Gillingham (1 mile south), Darland (2 miles south-west) and Hale (2 miles south-west). Larger places within reach include Chatham (3 miles south-west), Rochester (4 miles west), Strood (4 miles west), Park Wood (3 miles south), Lordswood (4 miles south-west) and Hoo St Werburgh (3 miles north).

Well-known places in the area include Huguenot Museum (3.3 miles west) and Pentagon Shopping Centre (2.4 miles west). Open spaces near Grange include Bishop Saltings.

What happens if roof problems are left?

Water damage grows the longer it is left. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. Around Grange, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Surveys for landlords and agents in Grange

Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Your questions about roof leak investigations in Grange

Do you cover smaller places like Grange?

Yes. Grange is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do roofs near the sea, like those around Grange, take more of a battering?

Often, yes. Grange is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often widespread and worst on cold days. The report explains which it looks like and what to do.

How long does the visit take?

It normally takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. Report times depend on the package.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.
