How a chimney survey works in Grange

We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where applicable. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We’re often asked to look into disused chimneys trapping moisture and bricks with flaking faces, across chimney breasts, flaunching and brick chimney stacks.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. Around Grange, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Dig out any old roof reports or invoices
  • Point out any leaks or damp patches

Related advice

Grange: your questions answered

Do you survey roofs for landlords with property near Gillingham (Kent) station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do you cover smaller places like Grange?

Yes, Grange is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How much does a chimney survey cost in Grange?

Chimney survey starts from £150, including VAT. You’ll know the price for your roof before booking. For a price, call 07833 053749 or drop us an email.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

What should I do with a chimney I don’t use?

An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. Our survey records its condition and how it’s capped, so you can decide with a builder what to do.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Will I get photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Why get it checked now?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. In a place like Grange, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Ask for ventilated caps on redundant stacks
  • Don’t use a ladder to reach the stack yourself
  • Remove aerials or dishes from the stack if they’re no longer needed

You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it is easy to follow.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

How we price chimney surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • How big the roof is

Chimney survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Booking your survey

When you call or email, these details help:

  • What kind of property and roof it is
  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • Any marks or damp showing indoors

Photos help, if you have them. Take them safely from ground level or a window. To send them or to book, phone 07833 053749 or drop us an email.

What this survey cannot tell you

It helps to know what a survey will not do before booking:

  • Whether a gas appliance or its flue is safe
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • What’s inside the brickwork or behind render, without opening up

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey before booking. What a survey covers and doesn’t.

  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks

How the survey changes by roof type

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

Grange homes and their roofs

Grange is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a shop, office or commercial unit, for instance near Pentagon Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Trees in and around Riverside Country Park shed leaves that can end up in nearby gutters. If you look after a building such as Woodlands Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Grange is about 1 mile north of Gillingham, in Medway. From houses to flats and shops in Grange, we can survey the roof on a weekday or at the weekend. Grange is one of the places in Medway we cover. You can also see our page for Maidstone.

Nearby, we also carry out chimney surveys in Lower Twydall (1 mile south-east), Twydall (1 mile south), Gillingham (1 mile south), Darland (2 miles south-west) and Hale (2 miles south-west). We also work in nearby towns like Chatham (3 miles south-west), Rochester (4 miles west), Strood (4 miles west), Park Wood (3 miles south), Lordswood (4 miles south-west) and Hoo St Werburgh (3 miles north).
