Thermal roof survey in Grange
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. Typical surveys look at water getting in at parapets and stacks and heat escaping through the roof, across ceilings below the roof, insulated roof spaces and loft conversions.
In a village or hamlet like Grange, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.
After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Tips that help
Most of what helps is simple and safe from the ground. A few suggestions:
- Talk to us about the weather when booking
- Keep dated photos of any marks on ceilings
- Keep the heating on as usual before a heat loss survey
- Keep a record of when stains appear
Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Consider a repeat survey after major work on the roof, when the conditions are suitable.
How the survey works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Grange can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
How to prepare
- If it is not your property yet, arrange access through the agent
- Tell us about any leaks, stains or damp patches you know of
- For a flat or shared roof, check access with the freeholder or managing agent

Advice
Drones, thermal imaging and Grange roofs
Grange lies within about 1 mile of the sea, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
For an older house near a landmark such as Church of St Mary Magdalen, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps. Anyone responsible for a site like Woodlands Primary School will know that a drone or thermal camera can show a large roof in a single visit.
Grange is about 1 mile north of Gillingham, in Medway. Surveys in Grange work the same way as everywhere we cover: a careful inspection, photos and a written report. We cover towns and villages across Medway, large and small. You can also see our page for Maidstone.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
When you need someone else
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Reliable images in rain, strong wind or on a wet roof surface
- A structural engineer’s assessment
- An energy rating for the building
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. What a survey covers and doesn’t.

Do you need a thermal roof survey in Grange?
Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. Thermal images and moisture readings together can show the likely extent.
A survey can pick up problems such as:
- Damp around roof outlets and upstands
- Water getting in at parapets and stacks
- Gaps in loft insulation
- Wet insulation beneath the membrane
If you run a business near Pentagon Shopping Centre, thermal images can show trapped moisture across a wide commercial roof.
Choosing a roof surveyor
- Their insurance cover
- Which viewpoints they use to see the roof
- What the report includes, and whether it has photos

Questions from Grange
Will you come out to Grange?
Yes. Grange is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Is Grange in the area you cover?
Yes, Grange is one of the places we work. The survey and report are the same in Grange as anywhere else.
What conditions are best for thermal imaging?
The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Let us know about it when booking and we will plan the survey around it.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
What’s the best way to book?
Just ring 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.

Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
