Grange Pre-Purchase Roof Survey
Pre-purchase roof surveys in Grange, backed by more than 20 years’ experience. You get a clear report with photos.
- Worn or lifted lead flashings
- Ponding, blisters or splits on a flat roof
- Signs of past leaks inside the loft
When to book a survey in Grange
Asbestos was banned in UK construction in 1999. It is frequently found in cement sheets, soffits and flue pipes. We do not carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.
Typical things we’re asked to look at include:
- Gutters choked with leaves and moss
- Slipped or missing slates and tiles
- Signs of past leaks inside the loft
- Quick fixes on flashings and valleys
Restoration House, about 3.3 miles west, is one of the historic houses in the wider area around Grange. If you are buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.
Before you book any roof surveyor
- Which parts of the roof they’ll actually see
- What they will not be able to tell you
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What happens after the report arrives
How a pre-purchase roof survey works in Grange
Book after your offer is accepted and before exchange. At that point you can still ask questions, while you are not yet committed. We survey on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey chimney stacks, the roof space and clay and concrete tiles, and people most often book us about patch repairs that may hide an ongoing problem and signs of past leaks inside the loft.
Being in a small place like Grange makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
Grange homes and their roofs
Grange lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
Landlords with a home close to Gillingham (Kent) station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If yours is one of the older homes in the streets near Church of St Mary Magdalen, the roof may have had decades of patch repairs, and the survey shows where they are.

What a pre-purchase roof survey doesn’t cover
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Walls, floors, services and rooms below the roof
- Whether the price should change, which is between you and the seller
- Faults hidden behind ceilings, boards or coverings
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.
What this survey covers
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Gutters and downpipes
- The roof space
- Natural slate
- Chimney stacks
- Lead flashings and valleys
How the survey works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere like Grange needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed in advance.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a written report with photos and recommendations before you exchange.
How to prepare
- Clear the way to the loft hatch
- Make sure we can get to the back of the property
- Note where any stains or damp appear
Booking a survey
We confirm the price for the job before booking, so you know where you stand. Prices start from £150, including VAT. To book, ring 07833 053749 or send us an email.
Advice
Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Share the report with your solicitor
- Notice patches of new decoration in top-floor rooms
- Tell us your exchange date when booking
- Request records of any re-roofing
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s, and we can’t promise any result.
Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.
Surveys for landlords and agents in Grange
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.
Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.
Your questions about pre-purchase roof surveys in Grange
Is the coastal weather around Grange hard on roofs?
It can do. Grange is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Does a conservation area affect roof work in Grange?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you need access inside the house?
Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
Do I need a roof survey if I’m having a RICS survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It doesn’t stand in for a RICS survey.
Do you inspect the roof from on top?
Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where applicable.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.
Is your roof survey a RICS survey?
No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.
