Pre-purchase roof surveys around Twydall
Twydall is within about 2 miles of the coast, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. The wider area around Twydall has a long history of building, with Restoration House about 3.6 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you let a flat or house near Rainham (Kent) station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If your home is one of the older ones in the streets near Holy Trinity Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Pre-purchase roof survey in Twydall
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. Typical surveys look at gutters that overflow or drip at the joints and signs of past leaks inside the loft, across flat-roofed extensions and dormers, lead flashings and valleys and gutters and downpipes.
Houses in smaller places like Twydall can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather usually shows first. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
Nothing in the report is left vague: where something needs attention, it says so plainly.

What happens if roof problems are left?
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. Blocked gutters on homes around Twydall overflow and soak walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.
To find out what your survey will cost, ring 07833 053749 or use the contact form and let us know about the roof. We will confirm the figure before booking.

What a pre-purchase roof survey doesn’t cover
A survey is a proper look at the roof, but it can’t do everything. The main limits are:
- Asbestos testing of any kind
- The condition of the rest of the house (that is a RICS home survey)
- Structural calculations (that is a structural engineer’s job)
If in doubt, ring 07833 053749 or email us and we will recommend the right survey before booking. What a survey covers and doesn’t.
What this survey covers
- Clay and concrete tiles
- Natural slate
- Lead flashings and valleys
- Gutters and downpipes
- Flat-roofed extensions and dormers
- The roof space
- Chimney stacks
How it works
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. Parking around Twydall is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Let us know about parking before the day
- Jot down any questions you want answered
- Unlock side gates and any roof access doors
Getting a price

Advice
Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Pass the findings to your conveyancer
- Do not leave it until just before exchange
- Check the lease for roof repair responsibilities
- Look for fresh paint on upstairs ceilings at viewings
We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.
After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
Your questions about pre-purchase roof surveys in Twydall
How do I find out if my home in Twydall is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do roofs near the sea, like those around Twydall, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years.
Do I need to be at home?
Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it when you book and we will plan the survey around it.
Do I need a roof survey if I’m having a RICS survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.
Do you inspect the roof from on top?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space.

Can I check my roof myself?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What we look for on each type of roof
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.
Gutters and parapets
Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.
