Pre-purchase roof survey in Hoo St Werburgh

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey isn’t a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. You can have both. We’re frequently asked to look into worn or lifted lead flashings and patch repairs that may hide an ongoing problem, on flat-roofed extensions and dormers, natural slate and the roof space.

In a smaller place like Hoo St Werburgh, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Rented homes, blocks and businesses

Landlords, agents and building managers in Hoo St Werburgh and across Medway can book any of our surveys. To discuss a property or a block, phone 07833 053749 or email us.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

What we can’t see

To be straight with you, a roof survey has limits:

  • Walls, floors, services and rooms below the roof
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A valuation or a promise of a lower price

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and does not.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • Natural slate

How the survey changes by roof type

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Local roofs and buyers in Hoo St Werburgh

Hoo St Werburgh lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. With Restoration House about 3.6 miles south-west, Hoo St Werburgh sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Landlords with a home close to Gillingham (Kent) station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. Take an older house close to Church of St Werburgh: the roof may have had decades of patch repairs, and the survey shows where they are.

Prices for pre-purchase roof surveys in Hoo St Werburgh

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The shape of the roof and its details
  • The size of the roof
  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for the job before booking.

Helping us price your survey

You do not need to know any roofing terms. It is enough to tell us:

  • Any marks or damp showing indoors
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Hoo St Werburgh: your questions answered

Does a conservation area affect roof work in Hoo St Werburgh?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Hoo St Werburgh within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Does your survey replace a RICS home survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

How do I book a survey in Hoo St Werburgh?

To arrange a survey, phone 07833 053749 or drop us an email and tell us the address and what you’d like to know. We’ll confirm the price and find a day that suits.

Do you need access inside the house?

Where we can, yes. From the roof space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take between one and two hours at most homes, and about three to four hours for a commercial roof. A visit to Hoo St Werburgh is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey
