Luton Pre-Purchase Roof Survey
Get a clear view of the roof at a property in Luton. Visits run on weekdays and weekends, in the daytime.
- Flashings that have lifted or split
- A ridge or slope that dips
- Ponding, blisters or splits on a flat roof
How a pre-purchase roof survey works in Luton
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it is safe to get in. You get a written report with photographs. If you’ve noticed quick fixes on flashings and valleys and sagging ridge lines or uneven roof slopes, we can find out what’s behind it.
Smaller places like Luton often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Luton or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
Prices for pre-purchase roof surveys in Luton
Prices always include VAT. The things that change the price are:
- The number of roofs, including extensions and garages
- The roof’s overall size
- House, block, shop or office
- Height and safe access
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What helps most when you contact us:

Questions from Luton
Do roofs near the sea, like those around Luton, take more of a battering?
It can do. Luton is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is my home in Luton listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.
Will you climb onto the roof?
Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.
Do you need to go inside the property?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.
Tips that help
You do not need to be a roofer to help. What helps most:
- Ask who repairs the roof under the lease
- Watch for stains or fresh paint on ceilings below the roof
- Ask the agent to make sure the loft hatch can be opened
- Ask whether there are papers for past roof work
If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

When to book a survey in Luton
Chimneys take the worst of the weather. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.
Signs worth acting on include:
- Lead that has worked loose at a wall or chimney
- Blocked or leaking gutters
- Blistered or split felt on a flat roof
- Quick fixes on flashings and valleys
Landlords with a home close to Chatham station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.
Questions to ask before booking
- How soon the report will arrive
- How long they’ve been surveying roofs
- What the survey won’t cover
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Roof by roof
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and missing lead is not unknown, as it’s a target for thieves.
Local roofs and buyers in Luton
Luton is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a close look whether you’re buying or signing off new work. Luton is about 2 miles from Rochester Airport. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Restoration House lies about 1.8 miles north-west, so building around Luton goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If your house is among the older ones in the streets near Saint Paul with All Saints, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
Luton is about 1 mile north of Chatham, in Medway. Surveys in Luton work the same way as everywhere we cover: a careful inspection, photos and a written report. Our Medway coverage includes Luton and the places around it. You can also see our page for Maidstone.

Further out, we also cover Rainham (3 miles east), Strood (3 miles north-west), Park Wood (3 miles south-east), Hoo St Werburgh (4 miles north), Wigmore (3 miles east) and Peters Village (4 miles south-west). As one of the bigger places in Medway, Luton has every kind of building, from houses and flats to offices.

How the survey works
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two at a typical home, or half a day or so for a commercial building. Parking around Luton is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
