Landlord roof surveys around Luton
The coast is about 3 miles or less from Luton, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Restoration House, about 1.8 miles north-west, is one of the historic houses in the wider area around Luton. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Living close to Gillingham Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you look after a shop, office or commercial unit, for instance near Pentagon Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings such as Luton Infant & Nursery School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Luton is about 1 mile north of Chatham, in Medway. If you’re in Luton, booking works exactly as it does anywhere else: a call or an email, a price, then a date. We cover towns and villages across Medway. You can also see our page for Maidstone.
Surveys in ME4, ME5 and ME7 work the same way as everywhere else we cover. If you need a landlord roof survey at a property on Mill Lane, Luton Road and Maida Road or a nearby road, we can survey it. Close by, we survey roofs in Hale (1 mile south-east), Chatham (1 mile south), Darland (1 mile south-east), Chatham Waterfront (1 mile north-west) and Capstone (1 mile south-east). Larger places within reach include Rainham (3 miles east), Strood (3 miles north-west), Park Wood (3 miles south-east), Hoo St Werburgh (4 miles north), Wigmore (3 miles east) and Peters Village (4 miles south-west). Being one of Medway’s larger places, Luton has every kind of building, from houses and flats to offices.

For rail, the closest station is Chatham station, about 1 mile north-west. How a landlord roof survey works in Luton
We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely and the loft where access is safe. If you’ve noticed damaged pots and flaunching and gaps where tiles or slates have slipped, we can find out what’s behind it, on gutters and downpipes, flat roofs on blocks and shared roofs alike.
In a smaller place like Luton, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey changes by roof type
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.
Party-wall upstands and parapets
On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.
Prices for landlord roof surveys in Luton
When we price a survey, we consider:
- Extra roofs, like extensions, dormers or garages
- The roof’s overall size
- Basic, Standard or Premium
- The height of the building and how the roof can be seen safely
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
Getting in touch
These details help when you get in touch:
- What’s prompted the survey
- Where the property is, with the postcode
- Whether there is a loft hatch, a shared roof or tricky access
- Where water is showing inside, if it is
Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or send us an email.
Can I check my roof myself?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.
When you need someone else
In fairness, a roof survey has limits:
- Roof areas we weren’t given access to
- Who pays under the lease (that’s a legal question)
- The rest of the building, as a RICS Level 2 or 3 survey would
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
What we look at
- Rented houses
- Blocks of flats
- Converted houses
- Flat roofs on blocks
- Shared roofs
- Gutters and downpipes

Your questions about landlord roof surveys in Luton
How do I find out if my home in Luton is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you survey roofs for landlords with property near Chatham station?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
Will you check the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
How long is the visit?
Time on site depends on the roof; most visits take about 1–2 hours for a house, and longer for a block or a building with several roofs. The written report follows by email.
How much is a survey?
Our price is from £150, including VAT. You’ll know the price for the job before booking. To get a price, call 07833 053749 or send us an email.
What happens on the day
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for a single let house, with blocks of flats taking longer. If you have questions on the day, just ask. Parking around Luton is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photos.
How to prepare
- Find any records of previous roof work
- Let us know about parking near the property
- Make sure we can get to the back of the property

Why get it checked now?
Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We look at the roof, not just the symptoms. Arranging work in a smaller place like Luton is easier with notice than in an emergency. A survey gives you that notice.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
