About our landlord roof survey in Chatham Waterfront
We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them and the loft where access is safe. We survey blocks of flats, shared roofs and rented houses, and the problems we are asked to look at most are standing water on a flat roof and flashings that have come away.
Houses in smaller places like Chatham Waterfront can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

How the survey works
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In a smaller place like Chatham Waterfront, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we’ll need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Before we arrive
- Keep pets in another room
- Mention any parking restrictions on your street
- If the roof is shared, arrange access with whoever manages the building
Booking a survey

Advice
How the survey changes by roof type
Flat roofs on blocks and rear additions
Flat roof outlets often clog leaving water standing. They’re checked during the survey.
Party-wall upstands and parapets
We inspect the parts of a shared roof we can access, and the report says what was seen.
Signs you need a landlord roof survey in Chatham Waterfront
A single building may have pitched roofs, flat roofs and rear additions. Each wears differently, and flat roofs over rear additions often need attention sooner.
A survey makes sense if you’ve noticed:
- Ponding or splits on flat roofs
- Gaps where tiles or slates have slipped
- Choked outlets and gutters
- Failed flashings at walls and chimneys
Living close to The Paddock is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Roofs, chimneys and gutters in Chatham Waterfront
Chatham Waterfront is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. The wider area around Chatham Waterfront has a long history of building, with Restoration House about 0.8 miles west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
The streets around a church such as Church of St John the Divine are frequently among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings such as Brompton-Westbrook Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What a survey costs
To price your survey, we look at:
- How big the roof is
- Building height and the viewpoints available
- Extensions, dormers and garages with roofs of their own
- The type of building, from a house to a block or an office
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.
What to tell us when you get in touch
Getting the details right at the start saves time. Please include:
- Any photos you have, taken from the ground or a window
- Why you want a survey: buying, a leak, a storm or new work
- Access details, like a loft hatch or a shared roof
- The style of property, from a terrace to a block
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or send us an email.
Can I check my roof myself?
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations or an engineer’s report
- Responsibility under a lease
- Walls, floors and services beyond the roof
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. What a survey covers and doesn’t.
