How a landlord roof survey works in Brompton
The lease normally decides who is responsible for the roof and who pays. We cannot advise on what your lease says, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photos and recommendations. If you are worried about leaking joints at party walls and missing or loose roof coverings, we can find out what’s behind it, on blocks of flats, gutters and downpipes and flat roofs on blocks alike.
In a smaller place like Brompton, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is. The fixings under an older roof frequently fail before good slates or tiles do.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we look for on each type of roof
Party-wall upstands and parapets
Parapet walls frequently hide gutters behind them. We inspect them as far as it’s safe to see.
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.
Roofs, chimneys and gutters in Brompton
Brompton lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first.
Shop and office owners around Pentagon Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions. Take an older house close to Brompton Garrison Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Chatham station, the gap between tenancies is a good time to have the roof looked at.

What a survey costs
Our packages start from £150, with VAT included. The price for your roof depends on:
- The roof’s overall size
- Extensions, dormers and garages with roofs of their own
- Which survey package you book
- Whether thermal imaging or a drone is needed
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
When you call or email, these details help:
- What’s prompted the survey
- Any stains, drips or damp patches you’ve seen indoors
- The style of property, from a terrace to a block
- Anything about access we should know
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or drop us an email.
Checking the roof from the ground
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Why it’s worth a survey now in Brompton
Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. Homes in smaller places like Brompton can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

What else we do in Brompton
What a landlord roof survey doesn’t cover
A survey is a proper look at the let or shared roof, but it can’t do everything. The main limits are:
- Asbestos testing of roof sheets or soffits
- Roof areas we weren’t given access to
- Responsibility under a lease
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.
What this survey covers
- Flat roofs on blocks
- Blocks of flats
- Converted houses
- Shared roofs
- Gutters and downpipes
- Rented houses
How the survey works
Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, it usually takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. In a smaller place like Brompton, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the roof space is arranged by you or your agent.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Preparing for the visit
- If it isn’t your property yet, arrange access through the agent
- For a flat or shared roof, check access with whoever owns or manages the building
- Clear the way to the loft hatch

Advice
Questions from Brompton
Will you come out to Brompton?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
How do I find out if my home in Brompton is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
What access do you need for a block roof survey?
We may do. Where the loft or roof can only be reached through a home, we will need to go in so please give residents notice.
What’s the price of a landlord roof survey?
Prices start from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, ring 07833 053749 or drop us an email.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
What’s the best way to book?
Simply ring 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
