Landlord roof survey in Grange

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’ve noticed chimney stacks in poor repair and loose ridge or hip tiles, we can find out what’s behind it, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we look for on each type of roof

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. We note what we see from inside.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Landlord roof surveys around Grange

Grange is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. The wider area around Grange has a long history of building, with Restoration House about 3.3 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Woodlands Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Mary Magdalen, its roof may have old fixings, lead flashings and chimneys that need a closer look. For businesses in and around places such as Pentagon Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Grange is about 1 mile north of Gillingham, in Medway. Grange is one of many places we visit across Medway, for homes and businesses alike. We cover towns and villages across Medway, large and small. For surveys nearby, see our Maidstone page.

What happens if roof problems are left?

Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Landlord roof survey starts from £150, including VAT.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It usually takes an hour or two for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Grange frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • Have keys ready for side gates, garages or roof access doors

Surveys for landlords and agents in Grange

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Landlords and letting agents in Grange book surveys as well as homeowners. A written report with photos gives you a clear record of the let or shared roof, useful for planning maintenance.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Keep past survey reports with the building’s records
  • Survey the roof on a regular cycle
  • Make sure the roof space can be accessed
  • Get legal advice on lease responsibilities

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.

Keep the loft space accessible so the roof can be checked from inside. Stored items over the hatch make checks harder.

Grange: your questions answered

Can a landlord with a rental near Gillingham (Kent) station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Do roofs near the sea, like those around Grange, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How long will you be at the property?

It usually takes about 1–2 hours for a house, and longer for a block or a building with several roofs. The report follows by email.

Do you climb onto every roof?

Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
