Landlord roof survey in Chatham: what you get
Shared roofs on blocks, converted houses and terraces raise their own questions. We check the roof from every safe viewpoint, including from the loft space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we are given access to. We survey shared roofs, gutters and downpipes and rented houses, and the problems we’re asked to look at most are damaged party-wall upstands or parapets and damaged pots and flaunching.
In a place the size of Chatham, street trees and gardens shed leaves into gutters every autumn, and once a gutter blocks, water spills down the wall. Hidden valley and parapet gutters can overflow into the house itself. Water from one part of a roof frequently ends up showing somewhere else entirely. Late autumn, once the leaves are down, is a sensible time to check gutters and outlets.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

For landlords and managing agents
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
The survey, step by step
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes between one and two hours at most homes, and longer for a large or complex roof. In a place the size of Chatham, the building you want surveyed may be a house, a flat above a shop or a whole block. Let us know the type of building and who can let us in, so the right access is in place on the day.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Getting ready for the survey
- Keep pets in another room
- Have any paperwork from past roof work to hand
- Leave side gates unlocked

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
Landlord roof surveys in Chatham: local notes
Chatham lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. With Restoration House about 2.4 miles north-west, Chatham sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you live near a park like Darland Banks, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For site and facilities teams at buildings like Wayfield Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Chatham is about 29 miles east of London, in Medway. Chatham gets the same service as everywhere else we work: a proper look at whatever is safely visible, photographs and a clear written report. Chatham is one of the places in Medway we cover. There’s also a page for Maidstone.

FAQs for Chatham
I let a flat near Chatham station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.
Does being near the coast affect roofs in Chatham?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Let us know about it when you book and we will explain what’s needed.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
Before and after the survey
Here are a few things we’d tell any owner:
- Check the roof space can be accessed
- Ask your managing agent about lease terms
- Keep past survey reports with the building’s records
- Keep roof outlets and gutters clear
Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition to help those discussions.
Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.
What affects the cost of landlord roof surveys
Our packages start from £150, with VAT included. What you pay for your roof depends on:
- Whether it’s a home or a commercial building
- Extensions, dormers and garages with roofs of their own
- The roof’s overall size
- Which survey package you book
For a price for your roof in Chatham, phone 07833 053749 or drop us an email with the address and a few details. We’ll confirm the figure before booking.
Helping us price your survey
If you can, have these to hand when you get in touch:
- Photos of the roof, taken safely from ground level or a window
- The reason for the survey, such as buying, a leak or storm damage
- Anything about access we should know
- Where water is showing inside, if it is
Most bookings start with a short call: call 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
When to book a survey in Chatham
People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof cannot be seen from the street.
We are often asked to look at:
- Splits and blisters in flat roof coverings
- Flashings that have come away
- Choked outlets and gutters
- Slipped or missing slates and tiles
For an older house near a landmark such as Christ the King, its chimney, valleys and lead work are likely to be the parts that need attention first.
Questions to ask before you book
- Is there a chance to talk the report through?
- What insurance they carry
- What’s outside the scope of the survey
