Storm damage roof reports for Chatham homes and businesses

Storm damage roof reports for homes and businesses in Chatham

Storms tend to find the weak points on a roof. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Trees and branches can also hit roofs in a storm. We record the damage on your roof and photograph each part. Where we also see signs of older wear, the report records that too. If you’re worried about torn or lifted flat roof coverings and loose or torn flashings, a survey will tell you what’s going on, on flat roofs, ridges and hips and flashings alike.

With roofs of every age and type in a place like Chatham, there are many ways for water to get in: failed flashings, blocked valleys, slipped slates, worn mortar, overflowing gutters or a split felt roof. Water often shows up some way from where it got in. Moisture readings, taken alongside a proper look outside, help track where the water has been.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes roughly 1–2 hours for most homes, depending on how much of the roof was hit. Visits in a place the size of Chatham range from flats and family homes to offices and blocks. Access is the part that changes most from one building to the next, so it is agreed before the day. Surveys can be booked for any day of the week.

  1. We note the date of the storm and the damage you’ve seen.
  2. We look at the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

Before we arrive

  • Leave a clear route to the loft

Storm damage roof reports in Chatham: local notes

The coast is about 4 miles or less from Chatham, and being near the sea means more wind and salt than a roof inland would face. In a coastal gale, rain is driven sideways into laps, verges and flashings. About 2.4 miles north-west lies Restoration House, a reminder of how long the area around Chatham has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Wayfield Primary School: tracing a leak on a big roof starts with where the water appears and works back. If you own a rental within reach of Chatham station, a clear finding on where water gets in helps you brief a roofer straight away.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Keep a note of the date of the storm
  • Don’t go onto the roof to take pictures
  • Keep any slates, tiles or debris that fall, if it’s safe to do so
  • Check how your policy defines a storm

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Keep records of roof work and surveys. They can help show the roof was looked after.

How we price storm damage roof reports

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • How many separate roofs there are, like extensions, dormers and garages
  • Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

We will normally ask about:

  • The property’s address and postcode
  • The kind of building and roof involved
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them

A quick phone call is normally the easiest start: phone 07833 053749 or send us an email. You’ll have a price before anything is arranged.

Questions from Chatham

Is Chatham in the area you cover?

Yes, Chatham is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or use the contact form with the address and a few details.

Does a conservation area affect roof work in Chatham?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Is wear and tear covered by insurance?

Insurers normally exclude wear and tear. Our report gives an honest view of what’s recent damage and what’s older wear. Your insurer decides the claim.

Will my insurer pay out if I get a storm damage report?

We cannot say whether a claim will be paid. The decision rests with your insurer and its policy. Our report gives you an independent record of the damage and its likely cause.

Should I go up on the roof to take photos?

Please do not climb onto the roof. Take photos from ground level or from windows. Note the date and time, and photograph any damage inside.

What we look for on each type of roof

Lead flashings

Old flashings that were already loose can give way in a storm. We record what looks recent and what looks older.

Slate roofs

Natural slate can last 100 years or more, but the nails often fail first. The report records whether slipped slates look like storm damage or older wear.

Signs you need a storm damage roof report in Chatham

Others book after an insurer has queried a claim. You get an independent record of what the roof shows. What happens next is up to the insurer.

People typically book a survey after spotting something like this:

  • Roofs hit by falling trees
  • Flat roof edges peeled back
  • Damaged ridges and hips
  • Broken or displaced guttering

If you run a business near Pentagon Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters.

What to check before booking

  • What follow-up you get after the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether you get a written report with photos
  • How long the report takes to arrive

What a roof survey includes

What a storm damage roof report doesn’t cover

It helps to know what a survey won’t do before you book:

  • A price for the repairs
  • What’s beneath slates, tiles or membranes
  • The outcome of a claim

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before booking. What a survey covers and does not.
