Roof survey in ME5: how it works
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey lead flashings, chimney stacks and the roof space, and people most often book us about cracked mortar along the ridge and worn or blocked valleys.
We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take an hour or two for a house, though large, tall or awkward roofs take more time.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
What you’ll pay
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Homes and roofs across ME5
Across ME5, from Gillingham, Chatham and Luton outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and ME5 is well within that. We survey on any day of the week. Coastal parts of ME5 can be windy, which matters for drone flights, as a small drone cannot fly safely in strong wind. Roofs there also face driving rain and salt air.
Chatham: Living close to Darland Banks is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. For an older house near a landmark such as Christ the King, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Surveys for landlords and agents in ME5
Any of our surveys can be booked by landlords, agents and building managers in ME5. To discuss a property or a block, phone 07833 053749 or send us an email.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.
What this survey cannot tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations (that is a structural engineer’s job)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How the roof will behave in every kind of weather
Different roofs, different checks
Lead flashings and valleys
Flashings and valleys are where many leaks start. That is why we look at them closely.
Natural slate
Natural slate can last 100 years or more, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.
What we’re asked to look at in ME5
The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.
Look out for signs like these:
- Lifted, split or missing lead flashings
- Gutters that overflow in heavy rain
- Cracked or blistered flat roof coverings
- Leaning or weathered chimney stacks
Why get it checked now?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time.
Questions to ask before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What happens after the report arrives
- Their track record with similar roofs
- Will they check the loft as well as the outside?
Your questions about roof surveys in ME5
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Will the report say how many years my roof has left?
Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
Can you survey a roof I share with a neighbour?
Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
Will you check the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
