About roof surveys in ME14

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We survey the roof space, lead flashings and clay and concrete tiles, and the problems we are asked to look at most are loose ridge or hip tiles and blocked, sagging or leaking gutters.

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It typically takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Around Foley Park

Around Foley Park, our work takes us to homes and buildings near Vinters Valley Park, St Paul's Infant School and The Hollybush Public House. Other local landmarks include Valley Park School (0.5 miles south) and Church of St Luke (less than half a mile south-west). For rail, the closest station is Maidstone East station, about 0.6 miles south-west. Nearby you will also find Queen's Own Royal West Kent Regiment Museum (0.6 miles south-west) and KIMS hospital (1.1 miles east). Not far away are Burham Down and Boxley Hills.

Roofs, chimneys and gutters across ME14

Across ME14, lots of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.

We survey roofs across London and South East England, and ME14 is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates. Near the coast in ME14, wind can be strong, which matters for drone flights, as a small drone can’t fly safely in strong wind. Driving rain and salt air are hard on roofs there too.

Foley Park: Living close to Vinters Valley Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For an older house near a landmark such as Church of St Luke, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How the survey changes by roof type

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.

Natural slate

Slate is one of the most durable roof coverings, but its nails frequently corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Leave it or get it looked at?

If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect.

Questions to ask before booking

  • Whether VAT is added on top
  • Whether you get a written report with photos
  • How long they’ve been surveying roofs
  • Whether they hold professional indemnity and public liability insurance

What a survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • A promise that the roof won’t leak in future
  • Faults hidden behind ceilings or boarding
  • Confirmation of asbestos in soffits or cement sheets

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Signs you need a roof survey

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.

Most people get in touch when they’ve noticed one of these:

  • Loose chimney pots
  • Gutters that overflow in heavy rain
  • Slipped, cracked or missing slates and tiles
  • Ridge tiles that have lifted or moved

Your questions about roof surveys in ME14

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.

Can you tell me how long my roof will last?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How do I book a survey in ME14?

To arrange a survey, call 07833 053749 or email us and tell us the address and what you want to find out. We’ll confirm the price and agree a day with you.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when you book and we will explain what’s needed.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

How much does a roof survey cost in ME14?

Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Can you check whether my roof contains asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
