Roof survey in Harbourland

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there’s safe access. You get a written report with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey flat roofs, ridges, hips and valleys and natural slate, and the problems we’re asked to look at most are leaning or weathered chimney stacks and cracked or blistered flat roof coverings.

Some older homes in villages like Harbourland are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What affects the cost of roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Roof area
  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can safely be seen

Prices quoted always include VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel
  • Any deadline, like an exchange date
  • The style of property, from a terrace to a block

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or send us an email.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a small place like Harbourland, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Do you need a roof survey in Harbourland?

Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It is frequently mistaken for a leak, and it needs a different fix.

Here are some of the things we see often:

  • Crumbling chimney pointing or cracked flaunching
  • Worn lead at chimneys and abutments
  • Valley linings that have cracked or split
  • Gutters that overflow in heavy rain

Trees in and around Vinters Valley Park shed leaves that can end up in nearby gutters.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • How long they’ve been surveying roofs
  • Are they insured for the work?
  • What’s outside the scope of the survey

What a good roof survey covers

Different roofs, different checks

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.

Harbourland questions

I let a flat near Maidstone East station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I find out if my home in Harbourland is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space, and Premium includes a drone where applicable.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.

Which days do you carry out surveys?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or drop us an email.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Why get it checked now?

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. Outbuildings and barns around Harbourland are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We will tell you which package suits the questions you have.

Harbourland homes and their roofs

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
