How a roof survey works in Grove Green

Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’re worried about ponding, splits or blisters on flat roofs and ridge tiles that have lifted or moved, a survey will tell you what’s going on.

Houses in smaller places like Grove Green can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there often is around Grove Green, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Preparing for the visit

  • Make sure pets are kept safely away
  • If you’re buying, check with the agent that we can get in
  • Clear the way to the loft hatch

Questions from Grove Green

Do you survey roofs for landlords with property near Bearsted station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Does a conservation area affect roof work in Grove Green?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you give a life expectancy for the roof?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Roof surveys in Grove Green: local notes

About 2.5 miles south-east lies Stoneacre, a reminder of how long the area around Grove Green has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Bearsted station may find that the gap between tenancies is a good time to have the roof looked at. If you look after a shop, office or commercial unit, for instance near The Mall Maidstone, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What we’re asked to look at in Grove Green

Weather is the main thing that wears a roof down. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Most people get in touch after spotting one of these:

  • Lifted, split or missing lead flashings
  • Worn or blocked valleys
  • Gutters that overflow in heavy rain
  • Crumbling chimney pointing or cracked flaunching

Homes near green spaces such as Vinters Valley Park can get more leaves in their gutters in autumn.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • What they will not be able to tell you
  • Which parts of the roof they’ll actually see
  • Their report turnaround times

What to expect from a roof survey

Tips that help

Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:

  • Take photos of any leaks as they happen
  • Gather any paperwork for past roof work
  • Don’t climb onto the roof yourself
  • Watch for slipped slates after bad weather

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

Roof by roof

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles. Rotten pegs and battens let tiles move.

Honest limits

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • A promise that the roof will not leak in future
  • Structural calculations (that is a structural engineer’s job)
  • Walls, floors and services below the roof

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.
