Roofs, chimneys and gutters in Tonbridge
Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
With Ightham Mote about 4.1 miles north, the area around Tonbridge has a long history. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. Landlords with a home close to Tonbridge station may find that a dated record of the roof is useful when planning maintenance across a let.

Roof surveys for homes and businesses in Tonbridge
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. Typical surveys look at cracked mortar along the ridge and debris building up in roof valleys, across clay and concrete tiles, flat roofs and ridges, hips and valleys.
Around Tonbridge, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. Shared parts are looked at as far as they can be seen safely from the property we’re surveying. It helps to mention any shared stacks or gutters when you book.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How the survey works
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. A visit in Tonbridge runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so let us know who that will be.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a report with photographs and recommendations.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Have keys ready for side gates, garages or roof access doors
- Gather any invoices or paperwork from past roof work

Advice
Checking the roof from ground level
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Questions from Tonbridge
How do I find out if my home in Tonbridge is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you carry out roof surveys in Tonbridge?
Yes, Tonbridge is one of the places we work. The survey and report are the same in Tonbridge as anywhere else.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Can you look at a roof that’s joined to next door?
Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
What we’re asked to look at in Tonbridge
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
Most people get in touch when they’ve noticed one of these:
- Worn lead at chimneys and abutments
- Cracked or blistered flat roof coverings
- Debris building up in roof valleys
- Gaps in the roof where coverings have gone
If you own one of the older houses in the streets near Church of St Peter and St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Questions to ask before you book
- Whether the inside of the roof is included
- How they plan to inspect the roof safely
- How soon the report will arrive
- What the survey will not cover

Helping us price your survey
What helps most when you contact us:
- Anything about access we should know
- When you need the report by
- Pictures from the garden or a window, if you have them
- The style of property, from a terrace to a block
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
Leave it or get it looked at?
Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed. Extensions and dormers on homes around Tonbridge often hide the first signs of trouble at their joints with the main roof. Left for a few seasons, it can spoil plaster, skirting and flooring inside.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
