Landlord roof surveys for Tonbridge homes and businesses

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

Landlord roof surveys for homes and businesses in Tonbridge

Who pays for roof work on a block depends on the lease. We can’t advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. Common reasons to book are ceiling stains reported by tenants and standing water on a flat roof, on rented houses, gutters and downpipes and flat roofs on blocks.

Semis and terraces in a town like Tonbridge share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can safely be seen from the property we’re surveying. Let us know when you book if you know of anything shared with next door.

The report records the let or shared roof as we found it on the day. It’s useful straight away, and a good reference for later.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. A survey in Tonbridge needs access inside and out, including the loft hatch and any rooms with damp. If there’s a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • Check we can get to the back of the property
  • Find any records of previous roof work
  • Keep pets inside or away from the areas we are looking at

Tonbridge homes and their roofs

Historic houses such as Ightham Mote, about 4.1 miles north, show how far back building in the area around Tonbridge goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like New Beacon School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Tonbridge station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

How we price landlord roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The use of thermal imaging or a drone
  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can safely be seen

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

You do not need to know any roofing terms. It is enough to let us know:

  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from ground level or a window
  • The kind of building and roof involved

You can call us seven days a week. For a price or to book, ring 07833 053749 or send us an email.

Common questions in Tonbridge

Do you cover Tonbridge?

Yes, Tonbridge is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or email us and tell us about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Tonbridge?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Will you say whether the freeholder or leaseholders should pay?

No, we don’t advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.

How much time does the visit need?

Most visits to a house take about 1–2 hours and larger buildings take longer.

Can we use the survey to plan a roof budget?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs are not included but it gives contractors a clear brief.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How the survey changes by roof type

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes where they can be seen.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Signs you need a landlord roof survey in Tonbridge

Reports of leaks or damp from tenants frequently lead to a survey. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.

A survey makes sense if you’ve noticed:

  • Standing water on a flat roof
  • Slipped or missing slates and tiles
  • Blocked gutters over flats
  • Flashings that have come away

Living close to Haysden Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Questions to ask before booking

  • Which parts of the roof they’ll actually see
  • Will the report include photos?
  • What’s outside the scope of the survey
  • How soon the report will arrive

What a roof survey includes

What happens if roof problems are left?

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed which helps with rolling maintenance. On homes in Tonbridge, the joint between an extension and the house is where a slow leak tends to start. Left for a few seasons, it can spoil plaster, skirting and flooring inside.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
