About our landlord roof survey in Southborough

The lease usually decides who is responsible for the roof and who pays. We can’t advise on what your lease says but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. If you’ve noticed failed flashings at walls and chimneys and ponding or splits on flat roofs, a survey will tell you what’s going on, on flat roofs on blocks, gutters and downpipes and rented houses alike.

In a smaller place like Southborough, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is. The fixings under an older roof frequently fail before good slates or tiles do.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

What a landlord roof survey doesn’t cover

It’s a careful look at the let or shared roof, not the whole story. The main limits are:

  • Structural calculations or an engineer’s report
  • Confirming asbestos in older roof materials
  • Areas behind locked flats or blocked hatches

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Blocks of flats
  • Rented houses
  • Gutters and downpipes
  • Converted houses
  • Shared roofs
  • Flat roofs on blocks

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. The survey normally takes between one and two hours for a house, and longer for a block or a building with several roofs. Some parts of a survey depend on the weather, so a visit to Southborough is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Let us know about parking before the day
  • Note where any stains or damp appear

How to book

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

Related advice

Do you need a landlord roof survey in Southborough?

People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time particularly where the roof can’t be seen from the street.

A survey can pick up problems such as:

  • Cracked or lifting flashings
  • Mortar falling from ridges and verges
  • Damaged pots and flaunching
  • Damaged party-wall upstands or parapets

Homes near green spaces such as Barnett's Wood can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Questions to ask before booking

  • What they will not be able to tell you
  • What experience they bring
  • What follow-up you get after the report
  • Whether they hold professional indemnity and public liability insurance

What’s in a roof survey

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Roofs, chimneys and gutters in Southborough

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 3.5 miles west lies Penshurst Place, a reminder of how long the area around Southborough has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Christ Church: old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Southborough CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Your questions about landlord roof surveys in Southborough

Is my home in Southborough listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Southborough within the area you cover?

Yes, Southborough is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Who do you carry out landlord roof surveys for?

Anyone who looks after a let or shared building can book it: landlords, agents, freeholders and residents’ management companies.

What’s the best way to book?

It is easiest to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will recommend the right survey. Surveys run on weekdays and at weekends.

Will you say whether the freeholder or leaseholders should pay?

No. Who pays is typically set by the lease, and that’s a legal question. What we provide is a clear record of the roof’s condition that everyone can refer to.

What’s the price of a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Larger buildings are priced to suit. Just call 07833 053749 or drop us an email for a price.

Why act early in Southborough

A dated condition report is useful for the building’s records. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. Around Southborough, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Do not store items over the loft hatch
  • Book gutter clearing at least once a year
  • Ask residents to report damp right away
  • Ask your managing agent about lease terms

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.
