Roof survey in TN4: how it works

There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run on weekdays, Saturdays and Sundays, so it’s easy to find a day that suits. We survey natural slate, the roof space and ridges, hips and valleys, and the problems we are asked to look at most are worn or blocked valleys and lifted, split or missing lead flashings.

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

Local landmarks in Southborough

In Southborough, that means homes and buildings near Christ Church, St Gregory's Catholic School and Flying Dutchman pub and the streets around them. You’ll also find Southborough CofE Primary School (under half a mile south-west), Barnett's Wood (0.9 miles east) and St Gregory's Catholic School (0.5 miles south). Southborough’s nearest station is High Brooms station, about 1 mile south-east of the centre. Well-known places in the area include Kent and Sussex Hospital (1.4 miles south) and Tonbridge Castle (2.8 miles north). Green spaces nearby include Tudeley Woods RSPB reserve and Barden Lake.

Roofs, chimneys and gutters across TN4

Older homes across TN4 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

Several airports in London and South East England have flight restriction zones around them, so every drone flight in TN4 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.

Southborough: With Penshurst Place about 3.5 miles west, the area around Southborough has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. If you live near a park such as Barnett's Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Keep a record of damp patches and dates
  • Keep the report with your property records
  • Look for debris in the garden after high winds
  • Ask about a flat roof on an extension or garage too

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

For landlords and managing agents

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Landlords, agents and building managers in TN4 and across Kent can book any of our surveys. To discuss a property or a block, call 07833 053749 or use the contact form.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

  • Your postcode, so we can check access and travel

  • The reason for the survey, like buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors

Roof by roof

Natural slate

Natural slate can last 100 years or more, but its nails frequently corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Flat roof coverings

A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.

FAQs for TN4

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

How long does the visit take?

Allow about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.

Can you tell me how long my roof will last?

We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

How do I arrange a roof survey in TN4?

To arrange a survey, phone 07833 053749 or use the contact form and tell us the address and what you need to know. We will confirm the price and find a day that suits.

What insurance do you have?
