About roof surveys in TN1

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a proper look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey ridges, hips and valleys, lead flashings and chimney stacks, and the problems we’re asked to look at most are torn or sagging underlay and gaps in the roof where coverings have gone.

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across TN1

Across TN1, from Royal Tunbridge Wells, Broadwater Down and High Brooms outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.

We survey roofs across London and the South East, and TN1 is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.

Royal Tunbridge Wells: For businesses in and around places like Royal Victoria Place, a dated report on the roof is useful for planning and for any lease discussions. Groombridge Place, about 3.6 miles west, is one of the historic houses in the wider area around Royal Tunbridge Wells. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Defects hidden under coverings or inside walls without opening up
  • Walls, floors and services below the roof
  • A structural engineer’s report

Signs you need a roof survey

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that isn’t firmly fixed, while rain gets into every gap. Small faults that start this way grow over time.

Signs worth acting on include:

  • Worn lead at chimneys and abutments
  • Leaking gutter joints and downpipes
  • Loose ridge or hip tiles
  • Water stains on rafters and ceiling joists

Different roofs, different checks

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Keep a record of damp patches and dates
  • Leave roof access to professionals
  • Mention any damp patches when booking
  • Check we can open the loft hatch

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

TN1: your questions answered

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. The report includes photos and recommendations.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
