Roof surveys in TN2

Our roof survey service in TN2

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey flat roofs, ridges, hips and valleys and lead flashings, and the problems we are asked to look at most are slipped, cracked or missing slates and tiles and leaning or weathered chimney stacks.

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit normally takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across TN2: local notes

Across TN2, from Royal Tunbridge Wells, Southborough and Broadwater Down outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are usually where the work is.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, TN2 included. We survey on any day of the week.

Royal Tunbridge Wells: If you live in an older home near Parish Church of St Barnabas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Tunbridge Wells station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Honest limits

To be straight with you, there are limits to any roof survey:

  • An exact number of years the roof has left
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt

What we are asked to look at in TN2

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Here are some of the things we see frequently:

  • Crumbling chimney pointing or cracked flaunching
  • Lifted, split or missing lead flashings
  • Loose ridge or hip tiles
  • Torn or sagging underlay

What happens if roof problems are left?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry.

Questions to ask before you book

  • What happens after the report arrives
  • Whether VAT is added on top
  • How much experience they have with roofs like yours
  • Which limits apply to the survey

Checking the roof from the ground

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Prices for roof surveys in TN2

Prices vary from roof to roof, and it comes down to:

  • The height of the building and how the roof can safely be seen
  • How many separate roofs there are, such as extensions, dormers and garages
  • Chimneys, valleys, parapets and other details
  • How big the roof is

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Common questions in TN2

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What’s the best way to book?

It’s easiest to ring 07833 053749 or use the contact form. Give us the address and some details about the roof. Surveys run on any day of the week.

Will the report say how many years my roof has left?

We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
