How a roof survey works in TN12
We inspect everything that’s safely in view: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You do not need to do anything except give us access. Each defect we find is photographed and explained. We survey ridges, hips and valleys, chimney stacks and lead flashings, and the problems we’re asked to look at most are lifted, split or missing lead flashings and ponding, splits or blisters on flat roofs.
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. You’re welcome to ask questions while we’re there.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from each safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.

Landmarks near Paddock Wood
Around Paddock Wood, our work takes us to homes and buildings near John Brunt V.C. pub, Foal Hurst Wood and Paddock Wood Primary School and the streets around them. You will also find Mascalls School (0.5 miles south) and St Andrew's Church (under half a mile west). There’s a railway station in Paddock Wood itself: Paddock Wood station. Nearby you will also find Tunbridge Wells Hospital (4 miles south-west) and The Hop Farm Museum (1.4 miles north). Not far away are Tudeley Woods RSPB reserve.
Roofs, chimneys and gutters across TN12
Homes across TN12 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In TN12, as elsewhere, exposed details are where damage shows first.
Paddock Wood: For an older house near a landmark such as St Andrew's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Foal Hurst Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
Common roof problems in TN12
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.
Here are some of the things we see often:
- Slates or tiles that have slipped or broken
- Flashings that have come away from the wall
- Debris building up in roof valleys
- Water stains on rafters and ceiling joists
Roof by roof
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.
Natural slate
Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Why act early?
Without a survey, you are guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. A survey tells you what actually needs attention.
Before booking any surveyor
- How soon the report will arrive
- Their track record with similar roofs
- What insurance they carry
- How they’ll see the roof: from the ground, the loft, the roof or by drone
Rented homes, blocks and businesses
We survey roofs for landlords and letting agents as well as homeowners. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.
Landlords, agents and building managers in TN12 and across Kent can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.
What a survey does not cover
It’s a careful look at the roof, not the whole story. Its limits include:
- Faults hidden behind ceilings or boarding
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
Your questions about roof surveys in TN12
What’s covered in a roof inspection?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we will say so. We don’t provide structural calculations.
How do I arrange a roof survey in TN12?
To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
