Prices for roof surveys in East Peckham

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The use of thermal imaging or a drone
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

Getting the details right at the start saves time. Please include:

  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one
  • Your timetable, like an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Getting a price is simple: just phone 07833 053749 or send us an email, tell us about the property and we’ll recommend the right survey. The price is agreed up front.

How a roof survey works in East Peckham

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. We survey lead flashings, chimney stacks and clay and concrete tiles, and common reasons people get in touch are ponding, splits or blisters on flat roofs and slipped, cracked or missing slates and tiles.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about one to two hours at a typical home, or half a day or so for a commercial building. Cottages and farmhouses around East Peckham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Advice

Questions from East Peckham

Is East Peckham within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Beltring station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we’ll explain what’s needed.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Local roofs in East Peckham

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Old Soar Manor about 4.5 miles north-west, East Peckham sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church like Church of the Holy Trinity are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Beltring station, a dated record of the roof is useful when planning maintenance across a let.

East Peckham is about 5 miles east of Tonbridge, in Kent. We survey roofs in East Peckham and the rest of Kent, as part of our work across London and South East England. East Peckham is one of the places in Kent where we work for roof surveys. Maidstone is in our area too.

Surveys in TN12 work the same way as everywhere else we cover. If you need a roof survey at a property on Coults Close, Brunswick Close and Fell Mead or anywhere close by, we can help. Further out, we also cover Maidstone (7 miles north-east), Sevenoaks (10 miles north-west), Royal Tunbridge Wells (7 miles south-west), Gravesend (15 miles north), Tonbridge (5 miles west) and Northfleet (15 miles north).

Different roofs, different checks

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

Do you need a roof survey in East Peckham?

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.

It’s worth booking a survey if you’ve seen:

  • Loose chimney pots
  • Lifted, split or missing lead flashings
  • Loose ridge or hip tiles
  • Slipped, cracked or missing slates and tiles

Anyone responsible for a site like East Peckham Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What’s in a roof survey

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • An exact number of years the roof has left
  • What’s under the slates, tiles or felt
  • The condition of the rest of the building (that’s a RICS home survey)

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.
