East Peckham: your questions answered

I let a flat near Beltring station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details.

Do you cover smaller places like East Peckham?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Can you find out why my chimney breast is damp?

There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We check each one and note the most likely cause.

Can you survey at the weekend?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or email us.

Will you walk on the roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

Chimney survey in East Peckham: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check whatever is safely visible and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a photo-illustrated written report and what we recommend. If you’ve noticed pots or cowls that look unsafe and staining on walls around the chimney, a survey will tell you what’s going on, on chimney pots and cowls, lead flashings and flaunching alike.

In a small place like East Peckham, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Leave close inspection to people with safe access
  • Use the report as a baseline for future checks
  • Have brackets on the chimney checked
  • Check your stacks from the ground after strong winds

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Checking the roof from ground level

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Signs you need a chimney survey in East Peckham

TV aerials, satellite dishes and their brackets are often fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

Problems we come across frequently include:

  • Bricks with flaking faces
  • Unused flues sealed without airflow
  • Gaps in the mortar around the pots
  • Worn or missing pointing

If you own one of the older houses in the streets near Church of the Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • What experience they bring
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether you get a written report with photos
  • What they won’t be able to tell you

What to expect from a roof survey

Chimney surveys around East Peckham

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look. Old Soar Manor, about 4.5 miles north-west, is one of the historic houses in the wider area around East Peckham. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take a building like East Peckham Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Beltring station, the gap between tenancies is a good time to have the roof looked at.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours for most homes, a little longer where there are several stacks. Somewhere as small as East Peckham, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. You get a written report with photographs and our recommendations.

Preparing for the visit
