Landlord and commercial surveys in Maidstone

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Chimney survey in Maidstone: what you get

If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed spalled or crumbling bricks and cracked or missing flaunching, a survey will tell you what’s going on.

Trees in streets, gardens and parks drop leaves into gutters across places like Maidstone, and once a gutter blocks, water spills down the wall. Valley and parapet gutters can overflow inside the building. It is one reason a roof is worth looking at as a whole, not just the obvious problem. Gutters, outlets and downpipes are worth checking once the leaves have fallen.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Keep track of stains on chimney breasts
  • Glance at the stacks from the street now and then
  • Check that disused chimneys can still breathe
  • Remove aerials or dishes from the stack if they’re no longer needed

Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Roofs, chimneys and gutters in Maidstone

Historic houses such as Stoneacre, about 2.4 miles south-east, show how far back building in the area around Maidstone goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Maidstone West station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your house is among the older ones in the streets near St Philip's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like South Borough Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for most homes, a little longer where there are several stacks. For a commercial building or block in Maidstone, roof access is agreed with whoever manages it ahead of the visit. At home, it’s useful to clear a route to the loft and point out any stains or leaks. You then get a written report with photos.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Advice

Roof by roof

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Whether a gas appliance or its flue is safe
  • Conditions inside walls
  • Flue inspections or sweeping

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

  • Brick chimney stacks
  • Shared and party-wall stacks
  • Lead flashings

Maidstone questions

I let a flat near Maidstone West station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does a conservation area affect roof work in Maidstone?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.

What should I do with a chimney I don’t use?

A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can plan what to do with it.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

My chimney looks like it’s leaning. What should I do?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can assess whether it needs work.

Can you find out why my chimney breast is damp?

It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We look at each one and note the most likely cause.

Leave it or get it looked at?

Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. Roof faults in Maidstone, as anywhere, rarely fix themselves: a slipped slate or cracked ridge lets in water, water rots battens, and more slates or tiles follow. Early action is typically the cheaper option.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.
