About roof surveys in ME15

We inspect what can safely be seen: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey chimney stacks, flat roofs and clay and concrete tiles, and the problems we’re asked to look at most are ridge tiles that have lifted or moved and blocked, sagging or leaking gutters.

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a photo-illustrated written report and recommendations.

What’s near Maidstone

Around Maidstone, our work takes us to homes and buildings near Paper Makers Arms, Maidstone Grammar School and St Philip's Church, among other places. You will also find River Len LNR (less than half a mile north-east), South Borough Primary School (less than half a mile south) and St Augustine Academy (1.2 miles west). For rail, the closest station is Maidstone West station, roughly 0.6 miles north-west of the centre. A little further out are Maidstone Carriage Museum (less than half a mile north-west) and Oakwood Hospital (1.8 miles west). Green spaces nearby include Burham Down and Boxley Hills.

Roof surveys across ME15: local notes

Across ME15, from Maidstone, Foley Park and Bearsted outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.

Our area covers London and South East England, including ME15. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.

Maidstone: Take an older house close to St Philip's Church: its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to River Len LNR is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

When you need someone else

It helps to know what a survey won’t do before booking:

  • The condition of the rest of the building (that’s a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Leave it or get it looked at?

Leaving it means relying on what you can see from the ground. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What’s outside the scope of the survey
  • Is there a chance to talk the report through?
  • Will the report include photos?

Common roof problems in ME15

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It is often mistaken for a leak.

Common reasons to book include:

  • Ponding, splits or blisters on flat roofs
  • Loose chimney pots
  • Valley linings that have cracked or split
  • Cracked mortar along the ridge

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Keep the report with your property records
  • Include dormers, porches and garages when you book
  • Look for debris in the garden after high winds
  • Find records of any re-roofing or repairs

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

Your questions about roof surveys in ME15

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you check whether my roof contains asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you cover ME15?

Yes. Our area covers London and South East England, ME15 included.

Can you look at a roof that’s joined to next door?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey isn’t a structural engineer’s report.
