FAQs for Maidstone

Can a landlord with a rental near Maidstone West station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Does a conservation area affect roof work in Maidstone?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How much time does the visit need?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you work in Maidstone?

Yes, we do. Maidstone is part of the area we cover, and the service is the same as everywhere else we work.

Will you look at parapet and box gutters as well?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and the report says so.

Gutter surveys for homes and businesses in Maidstone

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey parapet and box gutters, outlets and hoppers and valley gutters, and people most frequently book us about gutters packed with leaves or moss and hoppers and outlets full of debris.

Lots of homes in a place the size of Maidstone are rented, and roofs are easy to forget between tenancies. For letting agents and landlords, a report on the roof, chimneys and gutters helps plan work ahead of problems. Photos in the report give you a record to compare with later. Small faults, such as a blocked gutter or loose flashing, are easy to miss until a tenant reports damp.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

What a gutter survey does not cover

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Gutters out of sight from every safe vantage point
  • Confirming asbestos in older rainwater goods
  • What’s hidden inside a downpipe

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

What we are asked to look at in Maidstone

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

We’re often asked to look at:

  • Soffits marked by water
  • Hoppers and outlets full of debris
  • Leaves and moss blocking gutters
  • Dripping or leaking gutter joints

For businesses in and around places such as The Mall Maidstone, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What’s in a roof survey

Gutter surveys in Maidstone: local notes

Historic houses such as Stoneacre, about 2.4 miles south-east, show how far back building in the area around Maidstone goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Maidstone West station may find that a dated record of the roof is useful when planning maintenance across a let. Trees in and around River Len LNR shed leaves that can end up in nearby gutters.

What affects the cost of gutter surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • If the survey needs thermal imaging or a drone
  • The height of the building and how the roof can be seen safely
  • Commercial roofs and larger buildings
  • Basic, Standard or Premium

Prices quoted always include VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

We’ll normally ask about:

  • Access details, like a loft hatch or a shared roof
  • Your timetable, such as an exchange date
  • Photos of the roof, taken safely from the ground or a window
  • Where any leaks, stains or damp patches show inside

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Town-centre streets in Maidstone can mean pay-and-display or permit parking, so a word about where to park saves time. Inside, the loft and any room with a stain are the places we’ll want to see. Outside, the roof is viewed from every point that is safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Getting ready for the survey

  • If it isn’t your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors
  • Note where any stains or damp appear
