Sevenoaks Gutter Survey
Gutter surveys in Sevenoaks and the rest of Kent. We survey seven days a week.
- Gutters that have fallen out of line
- Joints that drip after rain
- Overflowing valley or parapet gutters
Should I look at the roof myself first?
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Gutter survey in Sevenoaks: what you get
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Common reasons to book are soffits marked by water and downpipes that are split or coming away, on eaves gutters, downpipes and outlets and hoppers.
Semis and terraces in a town like Sevenoaks share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can be seen safely from the property we’re surveying. It’s useful to mention any shared stacks or gutters when you book.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. Parking in a town like Sevenoaks is usually simple, but tell us if there’s a driveway or any restrictions. The inspection covers everything that’s safely in view from outside, from windows and from the loft space.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We check hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- Check the loft hatch can be reached
- Leave side gates unlocked
- Note where any stains or damp appear

Common questions in Sevenoaks
I let a flat near Sevenoaks station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.
Do you cover Sevenoaks?
Yes, Sevenoaks is one of the places we work. Every survey there gets the same written report with photographs.
Are hidden gutters like valleys and box gutters included?
Yes, as far as they can be seen safely. We look from vantage points, the roof space and the roof itself where safe and a drone where it applies.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Will you walk on the roof?
Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.
How long does a gutter survey take?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
Will the survey check for asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Common roof problems in Sevenoaks
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
Signs worth acting on include:
- Dripping or leaking gutter joints
- Leaves and moss blocking gutters
- Blocked outlets and hoppers
- Overflowing valley or parapet gutters
If you let a flat or house near Sevenoaks station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Before booking any roof surveyor
- Is VAT included in the price?
- What happens after the report arrives
- Whether the roof space is looked at, where there is one
- Which parts of the roof they’ll actually see
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Look for downpipes coming loose
- Note any damp stains below the gutters
- Watch the gutters during heavy rain
- Book gutter clearing once a year, more often near trees
Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Underground drains, which need a CCTV drain survey
- Confirming asbestos in older rainwater goods
- What’s behind fascias and inside walls
If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey before you book. What our survey covers.

What a survey costs
All our prices include VAT. What changes the price is:
- The height of the building and how the roof can safely be seen
- Whether you choose the Basic, Standard or Premium Survey
- The use of thermal imaging or a drone
- The roof’s overall size
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.
Getting in touch
To price your survey accurately, we will ask about:
- The address and postcode of the property
- Whether there’s a loft hatch, a shared roof or tricky access
- Where water is showing inside, if it is
- Any photos you have, taken from the ground or a window
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.
Sevenoaks homes and their roofs
Knole House, about 1.3 miles south-east, is one of the historic houses in the wider area around Sevenoaks. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
Trees in and around Montreal Park shed leaves that can end up in nearby gutters. Take a building like Sevenoaks Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
