Roof surveys across TN14: what to expect
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. Typical surveys look at loose chimney pots and gutters that overflow in heavy rain, across flat roofs, chimney stacks and ridges, hips and valleys.
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- Inside, we check the roof space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across TN14: local notes
From Sevenoaks, Otford and Riverhead to its smaller places, buildings across TN14 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in TN14. Where permission is needed, the flight waits for it.
Otford: Take a building like Otford Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Living close to Fackenden Down is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
What we are asked to look at in TN14
Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.
People normally book a survey when they’ve noticed one of these:
- Condensation or damp timbers in the loft
- Cracked mortar along the ridge
- Flashings that have come away from the wall
- Blocked, sagging or leaking gutters
Checking the roof from ground level
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Surveys for landlords and agents in TN14
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email with the addresses.
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.
What this survey can’t tell you
It helps to know what a survey will not do before booking:
- Faults hidden behind ceilings or boarding
- Confirmation of asbestos in soffits or cement sheets
- A promise that the roof will not leak in future
Prices for roof surveys in TN14
Several things affect the price of a survey:
- The roof’s overall size
- House, block, shop or office
- The package you choose: Basic, Standard or Premium
- How complicated the roof is, with its valleys, chimneys and parapets
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.
What to let us know when you get in touch
What helps most when you contact us:
- Your postcode, so we can check access and travel
- What kind of property and roof it is
- Access details, such as a loft hatch or a shared roof
- Pictures of the roof from a safe spot, if you have them
Most bookings start with a short call: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.
TN14 questions
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
How long does the visit take?
It usually takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Report times depend on the package.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.
What if it rains on the day?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
How do I arrange a roof survey in TN14?
Just call 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access.
What’s covered in a roof inspection?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
