Roof survey in TN11: how it works
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey lead flashings, clay and concrete tiles and flat roofs, and people most often book us about ridge tiles that have lifted or moved and gutters that overflow in heavy rain.
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for most homes, depending on how many separate roofs there are.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there is safe access.
- We email a written report with photos and recommendations.

Around Hadlow
We work in homes and buildings around Hadlow Primary School, Hadlow Rural Community School and The Rose & Crown pub, among other places. You will also find Hadlow College (less than half a mile west) and St Mary's Church (within half a mile south-east). The nearest railway station is Beltring station, about 3.3 miles south-east. A little further out are Hadlow Tower museum (within half a mile south-east) and Tonbridge Cottage Hospital (4.3 miles south-west). For a walk, there is Barden Lake and Tudeley Woods RSPB reserve.
Roof surveys across TN11: local notes
From Tonbridge, Hadlow and Hilden Park to its smaller places, buildings across TN11 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In TN11, as elsewhere, exposed details are where damage shows first.
Hadlow: If you let a flat or house near Beltring station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near St Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
Surveys for landlords and agents in TN11
Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we will plan the visit with that in mind.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Different roofs, different checks
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.
What you can safely check yourself
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
Leave it or get it looked at?
Before you put a home on the market, it is useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them.
What to check before booking
- What they won’t be able to tell you
- When you’ll get the report
- How they plan to inspect the roof safely
- Whether VAT is in the quoted price
What affects the price in TN11
A few things affect what a survey costs:
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
- Chimneys, valleys, parapets and other details
- Commercial roofs and larger buildings
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.
Helping us price your survey
To price your survey accurately, we will ask about:
- The type of building and roof, such as pitched or flat
- Anything about access we should know
- Where the property is, with the postcode
- Any marks or damp showing indoors
Once you know what you need, call 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.
TN11: your questions answered
How much does a roof survey cost in TN11?
Prices start from £150, including VAT. We confirm the price for your roof before you book, based on the roof’s size, access and package. To get a price, phone 07833 053749 or send us an email.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
