Independent roof surveys in Poundsbridge

Roof survey in Poundsbridge

Our roof surveys cover Poundsbridge and the wider South East. Visits run seven days a week. We are insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, ring 07833 053749 or email us. We survey chimney stacks, lead flashings and clay and concrete tiles, and people most often book us about flashings that have come away from the wall and gaps in the roof where coverings have gone.

Older buildings in small places like Poundsbridge may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. The survey usually takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. In a small place like Poundsbridge, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • Unlock side gates and any roof access doors
  • Let us know about parking before the day

Advice

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Landlords and agents in Poundsbridge book surveys as well as homeowners. A report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.

Different roofs, different checks

Chimney stacks

Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check. If a specialist is needed, we will say so.

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Poundsbridge: your questions answered

Will you come out to Poundsbridge?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Poundsbridge listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How much does a roof survey cost in Poundsbridge?

Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

Does the weather affect the survey?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Are you insured?

Our cover is professional indemnity plus public liability.

Roof surveys in Poundsbridge: local notes

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Penshurst Place, about 1.6 miles north-west, is one of the historic houses in the wider area around Poundsbridge. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church like All Souls Chapel are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you run a business near Royal Victoria Place, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings such as Speldhurst Church of England Voluntary Aided Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Poundsbridge is about 3 miles north-west of Royal Tunbridge Wells, in Kent. We survey roofs in Poundsbridge and the surrounding area across London and South East England. Our area takes in places right across Kent, from the larger towns to small villages. We also survey roofs in Maidstone.

What we cannot see

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • The condition of the rest of the building (that is a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and doesn’t.

Useful tips for Poundsbridge property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • Keep the report with your property records
  • Check the roof from the ground after storms
  • Move stored items away from the loft hatch
  • Find records of any re-roofing or repairs

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.
