Roof survey in Langton Green

Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. You do not need to do anything except give us access. Everything we see is photographed for the report. Common reasons to book are debris building up in roof valleys and gutters that overflow in heavy rain, across the roof space, lead flashings and flat roofs.

Houses in smaller places like Langton Green can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Surveys for landlords and agents in Langton Green

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

Honest limits

It helps to know what a survey won’t do before you book:

  • Structural calculations (that’s a structural engineer’s job)
  • Asbestos testing of any kind
  • A promise that the roof will not leak in future

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

Prices for roof surveys in Langton Green

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Getting in touch

If you can, have these to hand when you get in touch:

  • Pictures from the garden or a window, if you have them
  • Access details, such as a loft hatch or a shared roof
  • Any marks or damp showing indoors
  • Where the property is, with the postcode

We confirm the price for your survey before you book, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. The survey usually takes about 1–2 hours for most homes, depending on how many separate roofs there are. A visit to Langton Green is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Leave a clear route to the loft
  • Jot down any questions you want answered
  • Unlock side gates and any roof access doors

Related advice

Do you need a roof survey in Langton Green?

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

A survey makes sense if you’ve noticed:

  • Valley linings that have cracked or split
  • Slates or tiles that have slipped or broken
  • Torn or sagging underlay
  • Loose ridge or hip tiles

For an older house near a landmark such as Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • Whether the inside of the roof is included
  • What follow-up you get after the report
  • What they won’t be able to tell you
  • Their track record with similar roofs

What a roof survey looks like in Langton Green

The wider area around Langton Green has a long history of building, with Groombridge Place about 1.5 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For businesses in and around places like The Corn Exchange, a roof report helps plan work around trading rather than after a leak. For site and facilities teams at buildings such as Langton Green Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Your questions about roof surveys in Langton Green

Do you survey roofs for landlords with property near Tunbridge Wells station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

Do you cover smaller places like Langton Green?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you tell me how long my roof will last?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Lead flashings and valleys

Flashings and valleys are where many leaks start. That is why we look at them closely.

Natural slate

Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates.
