Independent gutter surveys in Langton Green

Why act early in Langton Green

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you’re relying on what can be seen from the pavement. Around Langton Green, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

How a gutter survey works in Langton Green

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a photo-illustrated written report. If you’ve noticed fascia boards damaged by overflowing water and cracked or loose downpipes, we can find out what’s behind it, on parapet and box gutters, eaves gutters and fascias and soffits alike.

In a smaller place like Langton Green, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Look for downpipes coming loose
  • Get trees that overhang the gutters trimmed
  • Note any damp stains below the gutters
  • Check the loft with care after heavy rain

If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get the gutters cleared every year, and more frequently if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Gutter surveys around Langton Green

With Groombridge Place about 1.5 miles south-west, Langton Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.

The streets around a church such as Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. For businesses in and around places such as The Corn Exchange, a dated report on the roof is useful for planning and for any lease discussions.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

FAQs for Langton Green

I let a flat near Tunbridge Wells station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Langton Green listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Common roof problems in Langton Green

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

We’re often asked to look at:

  • Fascia boards damaged by overflowing water
  • Gutters overflowing in heavy rain
  • Hoppers and outlets full of debris
  • Gutters packed with leaves or moss

If you look after a building like Langton Green Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • Whether the inside of the roof is included
  • How soon the report will arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a good roof survey covers

What a gutter survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Gutters out of sight from each safe vantage point
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What our survey covers.

What we check

  • Downpipes
  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters

How it works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. A visit to a smaller place like Langton Green is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Leave a clear route to the loft
  • Find any records of previous roof work
