How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two at most homes, though large, tall or awkward roofs take more time. In a smaller place like Edenbridge, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Advice

About our gutter survey in Edenbridge

Some gutters are easy to see from the street, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. Typical surveys look at cracked or loose downpipes and sagging gutters and loose brackets, across valley gutters, eaves gutters and fascias and soffits.

In a smaller place like Edenbridge, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Include valley, parapet and box gutters when clearing
  • Have overhanging branches cut back
  • Look out for overflows when it pours
  • Have gutters cleared at least once a year

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

Edenbridge homes and their roofs

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Hever Castle about 2.4 miles south-east, Edenbridge sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

For an older house near a landmark such as Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Edenbridge Town station may find that a dated record of the roof is useful when planning maintenance across a let. Take a building like Edenbridge Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.

How we price gutter surveys

All our prices include VAT. What changes the price is:

  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • Whether it’s a home or a commercial building
  • Roof area

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

A little information up front helps. Please include:

  • Dates you’re working to, such as exchange
  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, such as buying, a leak or storm damage

Not sure which survey you need? It’s easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

What a gutter survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Gutters out of sight from every safe viewpoint
  • Underground drains, which need a CCTV drain survey
  • The inside of a downpipe along its whole length

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.
