Gutter survey in Pootings, Kent
Wondering about the gutter at a property in Pootings? We carry out gutter surveys in Pootings and across Kent.
- Sagging gutters and loose brackets
- Gutters full of debris and silt
- Rotten fascias or stained soffits
How a gutter survey works in Pootings
Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can be seen safely, from the ground, from windows, from the roof space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. Typical surveys look at soffits marked by water and valley or box gutters that overflow inside, on fascias and soffits, parapet and box gutters and downpipes.
In a village or hamlet like Pootings, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Pootings questions
Is Pootings within the area you cover?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Does a conservation area affect roof work in Pootings?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
How experienced are you?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Will the survey check for asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
What’s the price of a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, phone 07833 053749 or email us.
Are hidden gutters like valleys and box gutters included?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and the report says so.
What affects the cost of gutter surveys
The price reflects the time and kit the roof needs. The main factors are:
- Basic, Standard or Premium
- How big the roof is
- Whether thermal imaging or a drone is needed
- The height of the building and how the roof can safely be seen
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.
Getting in touch
When you call or email, these details help:
- What’s prompted the survey
- The address and postcode of the property
- Any stains, drips or damp patches you’ve seen indoors
- Photos of the roof, taken safely from ground level or a window
We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.
How it works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours at most homes, and more on a big or complicated roof. Rural addresses near Pootings can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- First, you tell us what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a written report with photos and recommendations.
Before we arrive
- Move anything stored under the loft hatch
- Keep pets in another room
- Agree roof access with the managing agent if it is shared
How to book
Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.
Advice
What happens if roof problems are left?
Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. In a place like Pootings, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Do you need a gutter survey in Pootings?
Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.
Typical things we’re asked to look at include:
- Rotten fascias or stained soffits
- Blocked outlets and hoppers
- Gutters packed with leaves or moss
- Brackets that have dropped or snapped
Take a building like Four Elms Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Before you book any roof surveyor
- Their report turnaround times
- Will the report include photos?
- Their insurance cover
- Will they check the loft as well as the outside?

Other services in Pootings
For landlords and managing agents
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run seven days a week, which helps when tenants work during the week.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
How the survey changes by roof type
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We check what’s visible and note what isn’t.
Fascias and soffits
Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
Roofs, chimneys and gutters in Pootings
The wider area around Pootings has a long history of building, with Chartwell about 1.4 miles north. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take an older house close to Congregational Church: old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Edenbridge station, a roof report helps you deal with small faults before they turn into a call from a tenant.
