Gutter surveys in Puddledock

What we’re asked to look at in Puddledock

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead is also a target for theft.

Typical things we’re asked to look at include:

  • Dripping or leaking gutter joints
  • Rotten fascias or stained soffits
  • Brackets that have dropped or snapped
  • Overflowing eaves gutters

Puddledock is in London, so parking needs planning: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised.

Choosing a roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Their report turnaround times
  • Their insurance cover
  • Whether the roof space is looked at, where there is one

What a good roof survey covers

Gutter surveys for homes and businesses in Puddledock

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off but it rarely improves. If you’re worried about leaks at the gutter joints and gutters that have fallen out of line, a survey will tell you what’s going on, whatever the roof.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Puddledock has one, it needs checking from somewhere that can actually see it.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Puddledock questions

Will parking be an issue for a roof survey in Puddledock?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

Is my home in Puddledock listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

How much time does the visit need?

A visit typically takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. You’ll know roughly how long when we arrange the visit.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so we report on what’s visible.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Check from ground level or a window, not a ladder
  • Book gutter clearing once a year, more often near trees
  • Look for new stains on ceilings below valleys after rain
  • Watch the gutters during heavy rain

The report comes with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so check they’re included in any clearing work.

Local roofs in Puddledock

The wider area around Puddledock has a long history of building, with Chartwell about 0.6 miles north-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Edenbridge station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as Holy Trinity Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Make a note of anything you’d like us to look at

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Why get it checked now?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
