Gutter survey in Bromley: what you get

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you are worried about leaks at the gutter joints and soffits marked by water, we can find out what’s behind it, on parapet and box gutters, outlets and hoppers and fascias and soffits alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Bromley as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Different roofs, different checks

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check joints, brackets and the line of each run.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Make sure downpipe clips are holding
  • Have gutters cleared at least once a year
  • Check the loft with care after heavy rain
  • Have overhanging branches cut back

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Deal with drips, sags and loose downpipes early. Left alone, they normally grow and spilled water harms brickwork and woodwork.

Your questions about gutter surveys in Bromley

Will parking be an issue for a roof survey in Bromley?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Is my home in Bromley listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What happens next?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Can you tell me if my old gutters contain asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

How do I arrange a gutter survey in Bromley?

To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or send us an email to arrange a day.

Landlords, agents and block managers in Bromley

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Gutter surveys around Bromley

With Bromley Palace about 0.3 miles east, Bromley sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you run a business near The Mall, a dated report on the roof is useful for planning and for any lease discussions. If yours is one of the older homes in the streets near Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like St Mark's Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

When you need someone else

It is a careful look at the gutter, not the whole story. The main limits are:

  • Hidden sections we can’t view safely
  • Rot or damp concealed behind fascias or inside walls
  • The inside of buried drains

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.

How it works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Let us know about parking near the property
  • Agree roof access with the managing agent if it’s shared
  • Point out any leaks or damp patches
