Common questions in Widmore

Is parking a problem for a survey in Widmore?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we’ll work around them.

Do you survey roofs for landlords with property near Bickley station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

When is the best time for a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so the report covers what can be seen.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

About our gutter survey in Widmore

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, frequently down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We survey parapet and box gutters, outlets and hoppers and fascias and soffits, and common reasons people get in touch are overflowing valley or parapet gutters and cracked or loose downpipes.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Widmore, as across London, that is why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Gutter surveys around Widmore

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Widmore is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Widmore has a long history of building, with Bromley Palace about 1.1 miles west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Trees in and around Jubilee Country Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as Bullers Wood School for Boys, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you run a business near The Mall, a roof report helps plan work around trading rather than after a leak.

Widmore is about 1 mile east of Bromley, in Greater London. We cover Widmore and the rest of Greater London, as part of our work across London and South East England. Our Greater London coverage includes Widmore. There’s also a page for London.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Parts of gutters that cannot be seen safely
  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Eaves gutters
  • Outlets and hoppers
  • Valley gutters
  • Parapet and box gutters
  • Downpipes
  • Fascias and soffits

What affects the cost of gutter surveys

To price your survey, we look at:

  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can safely be seen
  • The package you choose: Basic, Standard or Premium
  • Whether it’s a home or a commercial building

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.

Helping us price your survey

There’s no need for technical words. Just let us know:

  • Any deadline, such as an exchange date
  • The style of property, from a terrace to a block
  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them

You can call us seven days a week. To book or ask a question, phone 07833 053749 or drop us an email.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Practical tips

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Watch for green marks down the brickwork
  • Watch the gutters during heavy rain
  • Check the loft with care after heavy rain
  • Get trees that overhang the gutters trimmed

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so check they’re included in any clearing work.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. The survey usually takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. London terraces rarely offer a view of the whole roof from one spot, so a visit in Widmore moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors
  • Jot down any questions you want answered

What happens if roof problems are left?

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. In Widmore, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
